Independent chimney surveys in Poyle

Why act early in Poyle

Most people never get a close look at their chimney stacks. Defects tend to go unseen until there is a stain. Surveying the stack now can catch problems first. In a small place like Poyle, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What you get with us

  • A report with photographs
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Prices that include VAT
  • An independent look at the roof

Chimney survey in Poyle

Many homes have chimneys that are no longer used. Even when it is not used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. If you’ve noticed eroded joints in the brickwork and gaps in the mortar around the pots, a survey will tell you what’s going on, on flaunching, chimney pots and cowls and chimney breasts alike.

In a village or hamlet like Poyle, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photographs, sent by email. It explains the condition of the chimney stack, the defects we found and what we recommend.

Practical tips

Nothing here needs a ladder. Our suggestions:

  • Look at the chimneys with binoculars after a storm
  • Leave close inspection to people with safe access
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it is on, as far as we could see.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

What happens on the day

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Poyle frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Find any records of previous roof work
  • Make a note of anything you’d like us to look at
  • If the roof is shared, arrange access with whoever manages the building

Advice

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The inside of the flue, which needs a sweep or flue specialist
  • Checks on boilers, fires or their flues
  • A structural engineer’s assessment

If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. What our survey covers.

What we look at

  • Chimney pots and cowls
  • Flaunching
  • Shared and party-wall stacks
  • Brick chimney stacks
  • Lead flashings
  • Chimney breasts

What affects the price in Poyle

Prices always include VAT. The things that change the price are:

  • The roof’s overall size
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • Features like valleys, chimneys, dormers and parapets

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for the job before booking.

What we are asked to look at in Poyle

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. Damp patches can appear on chimney breasts even when nothing is leaking.

Here are some of the things we see often:

  • Cracked or missing flaunching
  • Disused chimneys trapping moisture
  • Damaged chimney pots and cowls
  • Spalled or crumbling bricks

If you own a rental within reach of Heathrow Terminal 5 Rail station, the gap between tenancies is a good time to have the roof looked at.

Questions to ask before booking

  • Are they insured for the work?
  • Whether VAT is in the quoted price
  • What the report includes, and whether it has photos
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Roofs, chimneys and gutters in Poyle

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Frogmore House about 3.5 miles west, Poyle sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of St Thomas, its roof may have old fixings, lead flashings and chimneys that need a closer look. Trees in and around Arthur Jacob Nature Reserve shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

FAQs for Poyle

How do I find out if my home in Poyle is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Can a landlord with a rental near Heathrow Terminal 5 Rail station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, such as an exchange date, tell us when you book.

What happens next?

You receive the written report by email, with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Can you give me structural calculations?

No. We are experienced roof surveyors, and visible signs like sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

How do you inspect a chimney without scaffolding?

We use safe viewpoints rather than climbing onto the stack. A drone inspection is part of the Premium Survey where it applies. The report is clear about anything that couldn’t be seen.
