Roof surveys for homes and businesses in Poyle

Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common. They’re included alongside the main roof, looking for ponding, splits, blisters and worn upstands. Flat roofs often need attention long before the main roof. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. If you’re worried about water stains on rafters and ceiling joists and gaps in the roof where coverings have gone, we can find out what’s behind it, on flat roofs, chimney stacks and clay and concrete tiles alike.

Older buildings in small places like Poyle may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What a roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Structural calculations (that is a structural engineer’s job)
  • A promise that the roof won’t leak in future
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Your questions about roof surveys in Poyle

Is Poyle within the area you cover?

Yes, Poyle is on our map. A small place gets exactly the same survey as a big one.

Can you fly a drone over a roof in Poyle?

Usually it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Heathrow Airport covers Poyle, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. A small drone can’t fly safely in high wind or heavy rain.

Can you survey a roof I share with a neighbour?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are checked from your side.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

When will the report arrive?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Roof by roof

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.

Natural slate

Slate is common on older homes in London and the South East. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where applicable. The survey typically takes about one to two hours for most homes, depending on how many separate roofs there are. Somewhere like Poyle needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Leave side gates unlocked
  • Note where any stains or damp appear

Photos help, if you have them. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or send us an email.

Advice

Roofs, chimneys and gutters in Poyle

The flight restriction zone around Heathrow Airport covers Poyle, or comes right up to its edge. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it’s given. About 3.5 miles west lies Frogmore House, a reminder of how long the area around Poyle has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

Trees in and around Arthur Jacob Nature Reserve shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls. If you let a flat or house near Heathrow Terminal 5 Rail station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Pippins School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Poyle is about 3 miles north of Staines-upon-Thames, in Slough. From houses to flats and shops in Poyle, we can survey the roof. Our area takes in places right across Slough, from the larger towns to small villages. For surveys nearby, see our Guildford page.

Roof surveys in SL3 work the same way as everywhere else we cover. If you need a roof survey at a property on Poplar Close, Sherborne Close and Bath Road or a nearby road, we can help. We also cover Colnbrook (1 mile north-west), Horton (1 mile south-west), Brands Hill (1 mile west), Stanwell Moor (1 mile south-east) and Sunnymeads (2 miles west). Within a short drive, we also cover Slough (5 miles north-west), Cippenham (6 miles north-west), Chalvey (5 miles north-west), Britwell (6 miles north-west), Langley (3 miles north-west) and Upton (4 miles north-west).

Why act early in Poyle

Leaving it means relying on what you can see from ground level. You might pay for work that doesn’t fix the real problem, or to a real problem being missed. We tell you what’s really needed. For older village homes like those around Poyle, the right replacement materials are not always easy to find quickly. That is one more reason to find defects before they become urgent.

To find out what your survey will cost, phone 07833 053749 or email us and tell us about the roof. The price is agreed before a date is set.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when you book and we’ll plan the survey around it.

Landlords, agents and building managers in Poyle and across Slough can book any of our surveys. To discuss a property or a block, phone 07833 053749 or email us.

Should I look at the roof myself first?

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.
