How a roof survey works in Horton
Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. Typical surveys look at leaning or weathered chimney stacks and flashings that have come away from the wall, across natural slate, ridges, hips and valleys and flat roofs.
Some older homes in villages like Horton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are frequently matched when work is done.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What we can’t see
It is a careful look at the roof, not the whole story. Its limits include:
- Faults hidden behind ceilings or boarding
- Walls, floors and services below the roof
- Structural calculations (that is a structural engineer’s job)
If in doubt, ring 07833 053749 or send us an email and we will recommend the right survey. What a survey covers and does not.

The survey, step by step
After the inspection, everything we found is written up as a report with photos, emailed to you. On timing, most surveys take between one and two hours for most homes, depending on how many separate roofs there are. Around Horton, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- Note where any stains or damp appear
- Have any paperwork from past roof work to hand

Advice
How the survey changes by roof type
Chimney stacks
Our chimney check is a visual inspection of the stack, and it is not a flue or gas safety check. If a specialist is needed, we’ll say so.
Concrete interlocking tiles
Mortar at ridges and verges frequently cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
Horton questions
Is drone flying allowed in Horton?
That depends on where the roof is and on the weather. Horton is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather, though the rest of the survey goes ahead either way.
Is Horton within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How quickly will I get the report?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
Will you climb onto the roof?
Only when it is safe. We also use views from ground level, windows and the loft space.
How long will you be at the property?
It typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Report times depend on the package.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Do you carry out asbestos surveys?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
When to book a survey in Horton
A blocked gutter does more harm than it looks. Once leaves and moss block a gutter, water spills down the brickwork. Hidden gutters behind parapets and in valleys can send water indoors, especially near trees.
It is worth booking a survey if you’ve seen:
- Ponding, splits or blisters on flat roofs
- Water stains on rafters and ceiling joists
- Loose chimney pots
- Ridge tiles that have lifted or moved
If you live near a park like Arthur Jacob Nature Reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.
Choosing a roof surveyor
- What happens after the report arrives
- When you’ll get the report
- Is VAT included in the price?
- Which limits apply to the survey
What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. Outbuildings and barns around Horton are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
A Basic Survey starts from £150, including VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the exact price before booking.

Take a look at what a roof survey costs or two real surveys.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Roofs, chimneys and gutters in Horton
Horton is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. Where the drone is part of the survey, we check the exact boundary for the address before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.
If yours is one of the older homes in the streets near Church of St Michael, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Colnbrook Church of England Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
