Roof surveys in SL0

How a roof survey works in SL0

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. Typical surveys look at blocked, sagging or leaking gutters and debris building up in roof valleys, on clay and concrete tiles, flat roofs and lead flashings.

On the day, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. The survey typically takes an hour or two at most homes, and longer for a large or complex roof.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We inspect from ground level, from windows, from the loft space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Prices in SL0

Roof surveys across SL0: local notes

Across SL0, from Iver Heath, Iver and Richings Park outwards, roofs range from old slate and clay tile to modern concrete tiles and flat roofs. Chimneys, valleys, flashings and gutters are typically where the work is.

Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in SL0 is checked with its age and materials in mind.

Iver Heath: If you look after a shop, office or commercial unit, for example near The Pavilions, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. If you own a rental within reach of Iver station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Leave it or get it looked at?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed.

Before booking any surveyor

  • Whether the loft space is looked at, where there is one
  • Their drone registration, if they fly one
  • How long the report takes to arrive
  • Whether you can ask questions once you have the report

Honest limits

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • A structural engineer’s report
  • Walls, floors and services below the roof
  • What’s under the slates, tiles or felt

Roof by roof

Concrete interlocking tiles

Ridge and verge mortar on concrete tile roofs can crack and fall away. Loose ridges and gaps in the mortar are recorded, as wind can lift them.

Chimney stacks

Each chimney’s pots, flaunching, pointing and flashings are checked. Leaning stacks and loose pots are recorded.

Landlord and commercial surveys in SL0

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, so they’re priced to suit.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.

Should I look at the roof myself first?

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

Your questions about roof surveys in SL0

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Do you use drones?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you check the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.

Is SL0 in your area?

Yes, we do. SL0 is part of the area we cover.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
