About our gutter survey in Iver Heath

A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We check the line of each run as far as we can see it, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We survey fascias and soffits, downpipes and outlets and hoppers, and common reasons people get in touch are brackets that have dropped or snapped and dripping or leaking gutter joints.

Around Iver Heath, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Different roofs, different checks

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order where it is safe to see them. Missing lead is something we check for too.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

Questions from Iver Heath

Is Iver Heath within the area you cover?

Yes, Iver Heath is covered. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Can a landlord with a rental near Iver station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Will you photograph what you find?

Yes. The report includes photos of what we found, so you can see exactly what each finding refers to.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Are hidden gutters like valleys and box gutters included?

Yes, where it’s safe to see them. We look from vantage points, the roof space and the roof itself where safe and a drone where applicable.

How long will you be on site?

For a house, expect about 1–2 hours on site, and longer for larger or complex roofs.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. Around Iver Heath, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you’d like to know.

Tips that help

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Watch ceilings under valley gutters for fresh marks
  • Look for downpipes coming loose
  • Ask for valleys and parapet gutters to be cleared too
  • Book gutter clearing once a year, more often near trees

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Get the gutters cleared every year, and more often if trees overhang the roof. The best time is normally after the leaves have dropped. Clean gutters can do their job.

Common roof problems in Iver Heath

Lots of tiled and slate roofs carry moss, and rain washes it down into the gutters. With grit from the coverings, it forms a thick sludge that holds water in the gutter and gives plants somewhere to grow.

A survey makes sense if you’ve noticed:

  • Sagging gutters and loose brackets
  • Blocked outlets and hoppers
  • Leaking or loose downpipes
  • Gutters packed with leaves or moss

If you let a flat or house near Iver station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before you book any roof surveyor

  • Whether the loft is part of the inspection
  • Is VAT included in the price?
  • Their report turnaround times
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we check everything we can see safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two at a house, depending on how many gutter runs and downpipes there are. A visit to Iver Heath is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. A report with photographs and recommendations follows.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Have any questions written down, so nothing gets missed
  • For flats, check roof access has been agreed

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Gutter surveys in Iver Heath: local notes

Thatch survives on some older buildings in Buckinghamshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.9 miles north-east lies Ickenham Hall, a reminder of how long the area around Iver Heath has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

For businesses in and around places like The Pavilions, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Anyone responsible for a site like Iver Heath Infant School and Nursery will know that large buildings have long gutter runs and big roofs that need checking like any other.
