How a drone roof survey works in Iver Heath

Drones need reasonable weather. We do not fly in strong wind or a downpour, because the drone has to stay safely under control. If the weather turns, we’ll agree another day or inspect what we can by other means. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey flat roofs on upper floors, large and complex roofs and tall and steep roofs, and people most often book us about lead work pulling away at abutments and outlets choked with leaves and silt.

Even in a smaller place like Iver Heath, there may be airfields or restrictions nearby, so every drone flight starts with a check of the Drone Safety Map. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Neighbours’ privacy is part of planning each flight, along with the airspace and the weather.

After the visit, you get a report with photos, sent by email. It explains the condition of the roof, the defects we found and what we recommend.

DIY checks: what’s safe

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Clear the loft hatch so we can check inside too
  • Shut pets inside while we fly
  • Clear a spot on the drive or lawn
  • Tell us about any leaks or concerns

With the Premium Survey, the report arrives the same day. It includes the drone photos where a flight was possible.

Check the loft now and then, with care and a good torch. A drone sees the outside, but the loft shows leaks and condensation from below. Take photos of any changes.

Common roof problems in Iver Heath

Many roofs are never seen properly from the ground. Rear slopes, valleys and the tops of chimneys are hidden. Faults there can go unnoticed for years.

Here are some of the things we see frequently:

  • Blocked valleys and parapet gutters
  • Blistered or cracked flat roof coverings
  • Vegetation in valleys and gutters
  • Wind damage high on the roof

The streets around a church such as Church of St Margaret are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Before you book any roof surveyor

  • Their drone registration, if they fly one
  • Will they check the loft as well as the outside?
  • Their insurance cover
  • Which limits apply to the survey

What to expect from a roof survey

Different roofs, different checks

Large commercial roofs

Many commercial roofs have fragile sheets or roof lights. A drone keeps everyone off them.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Questions from Iver Heath

Do you cover smaller places like Iver Heath?

Yes, Iver Heath is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Iver Heath?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do I have to be there for the survey?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

What happens after the survey?

The report comes by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What if it’s windy or raining on the day?

The flight waits for better weather. Wind and heavy rain are the two things that ground a small drone, so a new date is agreed with you.

Can you fly a drone near an airport?

That depends on where the roof is. Flying inside a flight restriction zone needs permission from the airport or air traffic control. Book early if you think you may be affected.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. A visit to a smaller place like Iver Heath is no different on the day: we look from ground level, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. We email the report with close-up photos and recommendations.

Before the survey

  • Agree roof access with the managing agent if it is shared
  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent
