Our roof survey service in UB10
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, a drone where it applies and a same-day report. Reports are sent by email. We survey clay and concrete tiles, flat roofs and lead flashings, and common reasons people get in touch are slipped, cracked or missing slates and tiles and worn lead at chimneys and abutments.
Safety comes first on every visit. We inspect whatever is safely visible, and if part of the roof can’t be seen, the report says so. The survey typically takes an hour or two at a typical home, and more on a big or complicated roof.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
How our prices work
Every price we give includes VAT, and the report isn’t charged as an extra. Roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Roofs, chimneys and gutters across UB10
Owners across UB10, from Hayes, Hillingdon and Uxbridge to the villages, book us to find out where their roof stands. A report helps you sort small faults before they let water in.
Our area covers London and South East England, including UB10. London and South East England have homes from every era, from period terraces to post-war new towns and new estates.
Hillingdon: Shop and office owners around The Chimes may find that a roof report helps plan work around trading rather than after a leak. Homes near green spaces such as Norman Leddy Memorial Gardens can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Tell us about any leaks or stains you’ve seen
- File the report with your home documents
- Keep a record of damp patches and dates
- Check the roof from ground level after storms
Premium comes with a follow-up after 12 months. It shows how the roof has fared over the year, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
Honest limits
It’s useful to know what a survey will not do before booking:
- An exact number of years the roof has left
- The condition of the rest of the building (that’s a RICS home survey)
- Confirmation of asbestos in soffits or cement sheets
Landlords, agents and block managers in UB10
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.
We survey roofs for landlords and agents as well as homeowners. A written report with photographs gives you a clear record of the roof, which helps you plan work between tenancies.
Why get it checked now?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry.
What to check before booking
- Whether the price includes VAT
- When you’ll get the report
- Will they check the loft as well as the outside?
- How long they’ve been surveying roofs
What you can safely check yourself
What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
FAQs for UB10
What does a roof survey include?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Standard adds moisture detection and a structural check, and Premium adds thermal imaging and a drone where it applies.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather isn’t right.
Do you use drones?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Will you check the loft?
If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Can you check whether my roof contains asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It’s emailed to you.
