Landlord roof survey in Hillingdon: what you get

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends, which can make access easier to arrange. Common reasons to book are cracked or lifting flashings and loose ridge or hip tiles, across rented houses, gutters and downpipes and blocks of flats.

Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it is in and what work is coming up, in Hillingdon as anywhere. A defect on a shared roof can reach more than one flat. A report gives everyone the same picture to plan from, with photographs.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Do you need a landlord roof survey in Hillingdon?

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.

Common reasons to book include:

  • Cracked or lifting flashings
  • Chimney stacks in poor repair
  • Splits and blisters in flat roof coverings
  • Loose ridge or hip tiles

For landlords with property near West Drayton station, the gap between tenancies is a good time to have the roof looked at.

Before booking any roof surveyor

  • Whether you get a written report with photos
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection

What a roof survey includes

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Walls, floors and services beyond the roof
  • A full structural assessment of the building
  • Responsibility under a lease

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What we look at

  • Flat roofs on blocks

Hillingdon questions

Do you survey roofs for landlords with property near West Drayton station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Does a conservation area affect roof work in Hillingdon?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Is the report suitable for a maintenance plan?

Yes, that is one of the main reasons clients book. Surveying again later shows what has changed, which suits a rolling plan.

How experienced are you?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

How long does the survey take?

Expect it to take about one to two hours for a single let house, with blocks of flats taking longer. The written report follows by email.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

What affects the price in Hillingdon

All our prices include VAT. What changes the price is:

  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • The use of thermal imaging or a drone

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we can help you choose.

What to tell us when you get in touch

If you can, have these to hand when you get in touch:

  • What’s prompted the survey
  • The kind of building and roof involved
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window

Every survey is priced before it’s booked, so you know the cost up front. Our price is from £150, including VAT. To book, call 07833 053749 or use the contact form.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. The survey usually takes between one and two hours for a house, and longer for a block or a building with several roofs. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it’s useful to agree access with the neighbours or the managing agent first. Everything else is planned around the building, not the postcode.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. The report records areas we couldn’t access.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Note where any stains or damp appear
  • Have any paperwork from past roof work to hand
  • Keep pets out of the way during the survey

How to book

A quick phone call is normally the easiest start: ring 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Landlord roof surveys around Hillingdon

Further from the centre, London’s housing takes in interwar semis with hipped roofs in clay or concrete tiles as well as slate-roofed terraces. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Ickenham Hall about 1.8 miles north, Hillingdon sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you live in an older home near Church of St John, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Homes near green spaces like Norman Leddy Memorial Gardens can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Leave it or get it looked at?

An independent report helps when owners need to agree on roof work. Without one, each party may have a different view of what’s wrong. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
