Thermal Roof Survey in Hillingdon
A careful look at the roof at your property in Hillingdon, and put it all in a report with photos.
- Missing or slipped insulation
- Leaks far from where the stain appears
- Areas of a flat roof that may hold water
Thermal roof survey in Hillingdon: what you get
Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. If you’re worried about moisture around outlets and upstands and ceilings that feel colder in places, a survey will tell you what’s going on.
Flying in London takes more checking than most places: there are flight restriction zones around Heathrow, London City and London Heliport, and restricted areas over Hyde Park, the City of London and the Isle of Dogs. Every address in Hillingdon is checked before any drone flight, and permission is never taken for granted.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

Questions from Hillingdon
Can parking be tricky for a visit in Hillingdon?
Normally it’s manageable with a little notice. Let us know what parking is available nearby, and the visit is planned around it.
How do I find out if my home in Hillingdon is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.
Can thermal imaging show missing insulation?
Gaps and thin areas of insulation can show up on the camera. It shows most clearly when it is warm inside and cold outside. Where we can reach the loft safely, we check there too.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. Where an engineer is needed, we say so in the report.
How long does the survey take?
It typically takes about 1–2 hours for a house, and more on a big or complicated roof. The written report follows by email, on the timescale of your package.
Does the report include photographs?
Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.
What do I do with the report?
The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Do you need a thermal roof survey in Hillingdon?
On big commercial and residential flat roofs, thermal imaging helps owners plan. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.
Most people get in touch when they’ve noticed one of these:
- Cold areas below the roof
- Areas losing heat at the eaves and junctions
- Areas of a flat roof that may hold water
- Stains that keep coming back
For businesses in and around places such as The Chimes, thermal images can show trapped moisture across a wide commercial roof.

- Their drone registration, if they fly one

How the survey works
The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours at a typical home; commercial roofs usually need 3–4 hours. For a visit in Hillingdon, parking and access are the things to plan: let us know about parking, the floor the property is on, any shared entrance and loft access. We then look at whatever is safely visible from ground level, windows, the loft and, where it is safe, the roof itself.
- We go through the roof, the problem and the weather expected on the day.
- The roof is inspected visually from safe positions.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.

Advice
Landlord and commercial surveys in Hillingdon
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the survey around it.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or email us.
Honest limits
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Clear results when the conditions on the day are poor
- A formal energy assessment
- Seeing water directly, as the camera shows temperature, not moisture
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer before you book. The full list of what we check.

Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Why get it checked now?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Work on a London roof is rarely simple to arrange, with parking, neighbours and access all to think about. Knowing what’s needed early gives you time to plan it calmly, rather than in a rush after a leak.
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Thermal roof surveys around Hillingdon
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, often with hipped roofs of clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. The flight restriction zone around Heathrow Airport comes within about 2 miles of Hillingdon. Where the drone is part of the survey, we check the exact boundary for the address before flying.
If your home is one of the older ones in the streets near Church of St John, thin or patchy insulation under an old roof often shows up clearly on a thermal image. Anyone responsible for a site like Abbotsfield School for Boys will know that a drone or thermal camera can show a large roof in a single visit.
