Yiewsley: your questions answered
How do I find out if my home in Yiewsley is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Are there drone restrictions around Yiewsley?
The answer turns on the exact location and the conditions on the day. The flight restriction zone around Heathrow Airport covers Yiewsley, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it is given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. The flight also waits for calm, dry weather.
Can you do a thermal survey in any weather?
Conditions on the day affect the results. A sunny day beforehand, a dry surface and calm air all help. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How do I book a survey in Yiewsley?
Simply call 07833 053749 or email us. We will ask a few questions, confirm the price and agree a date.
What’s in the survey report?
Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
About our thermal roof survey in Yiewsley
Thermal imaging is part of our Premium Survey, which starts from £400. It also includes a drone inspection where applicable, a structural analysis and a same-day report. There is an in-person consultation as well, plus a follow-up 12 months later. To book, just phone 07833 053749 or drop us an email with the address and what you’ve noticed. Larger commercial roofs are quoted for their size. If you’ve noticed water that travels before it shows and damp that repairs haven’t cured, a survey will tell you what’s going on, on ceilings below the roof, flat roofs and loft conversions alike.
London’s roofs are often hard to see from the street: valley gutters behind parapets, dormers and flat-roofed rear additions. That’s where a view from the air or a thermal camera helps, by showing what can’t be reached safely. The weather decides the day: both drones and thermal cameras need the right conditions. Thermal images show surface temperature, not water itself, so findings are checked with moisture readings.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Different roofs, different checks
GRP fibreglass roofs
Water under a GRP roof can reach the timber deck. Thermal imaging can suggest where that may be happening.
Felt and asphalt flat roofs
Water under felt or asphalt can stay hidden for years. Thermal imaging helps suggest where it is, when the conditions allow.
Checking the roof from the ground
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Airspace, weather and Yiewsley roofs
Yiewsley is inside, or right on the edge of, the flight restriction zone around Heathrow Airport. Where the drone is part of the survey, permission from the airport is needed first, and the flight only goes ahead if it’s given. Ickenham Hall, about 3.3 miles north, is one of the historic houses in the wider area around Yiewsley. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
The streets around a church like St Matthew's are often among the oldest in a place, and if your home is one of the older ones nearby, older roofs can be steep and hard to see from the street, which is where close-up aerial shots and thermal images help. For site and facilities teams at buildings such as Rabbsfarm Primary School, a drone or thermal camera can show a large roof in a single visit.

Practical tips
You do not need to be a roofer to help. Here’s what helps most:
- Make sure the loft can be reached safely
- Ask us about the forecast if rain is expected
- Check outlets after heavy rain
- Keep dated photos of any marks on ceilings
You also get an in-person consultation with a Premium Survey, so you can go through the images with us. A follow-up 12 months later is included as well.
Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
What happens if roof problems are left?
Buyers get extra information from thermal images that the eye can miss. Hidden problems found before exchange can be raised with the seller or agent. Many older London roofs have only old felt under the slates, or no underlay at all, so a slipped slate can soon mean water inside. Left unchecked, water soaks into timber and plaster and the damage spreads.
Our price is from £400, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

How it works
We do not take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey typically takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. In Yiewsley, visits are available on weekdays and at weekends. London parking is often by permit or pay-and-display, so it helps to know what’s near you, and to clear a path to the loft hatch. A back bedroom window can be the best vantage point for a rear addition, so we may ask to use one.
- First we discuss the roof, any damp and the forecast for the visit.
- We look over the roof from wherever it is safe.
- We take thermal images of the roof and of the loft where we can reach it.
- We take moisture readings where the images suggest a problem.
- The report pairs each thermal image with a photo and explains what it suggests.
How to prepare
- Leave a clear route to the loft
- Have any questions written down, so nothing gets missed
- Keep pets inside or away from the areas we’re looking at

Advice
When to book a survey in Yiewsley
After a long-running leak, insulation under a flat roof can stay wet. Owners want to know how far it has spread before deciding what to do. A thermal survey, checked with moisture readings, can give a much clearer picture.
A survey can pick up problems like:
- Leaks that are hard to trace
- Damp around roof outlets and upstands
- Ceilings that feel colder in places
- Water getting in at parapets and stacks
Shop and office owners around The Chimes may find that big, flat commercial roofs are where photos from the air and thermal images help most.
Choosing a roof surveyor
