Drones, thermal imaging and West Drayton roofs

About 4.2 miles north lies Ickenham Hall, a reminder of how long the area around West Drayton has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. West Drayton is inside, or right on the edge of, the flight restriction zone around Heathrow Airport. If your survey includes the drone, we ask the airport for permission first, and only fly if it is given.

Shop and office owners around The Chimes may find that a commercial roof can be photographed from above without anyone walking on it. Take a building like West Drayton Academy: a drone or thermal camera can show a large roof in a single visit. Thermal roof survey in West Drayton

Thermal imaging is a useful tool, but it has limits. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. If a finding cannot be confirmed, the report suggests a next step. We survey flat roofs, ceilings below the roof and commercial roofs, and people most often book us about leaks far from where the stain appears and damp where roofs meet walls and chimneys.

In London’s terraces and conversions, roofs are packed close together, which makes care around neighbours part of the job. Images are taken to show the roof we are surveying, with care for neighbours’ privacy. Mention access, height and anything unusual about the building as you book. The extra view helps most on steep slopes, tall stacks and rear additions.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of timbers we cannot see
  • Insulation values or heat loss calculations
  • Readings unaffected by sun, shade or reflections

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Ceilings below the roof
  • Insulated roof spaces
  • Commercial roofs
  • Flat roofs
  • Pitched roof slopes
  • Loft conversions

DIY checks: what’s safe

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.

What a survey costs

All our prices include VAT. What changes the price is:

  • Chimneys, valleys, parapets and other details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone

Our price is from £400, including VAT. What you pay depends on how big and how high the roof is, access and the package you choose.

Helping us price your survey

We’ll typically ask about:

  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode
  • Any deadline, like an exchange date

Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

Questions from West Drayton

Are there drone restrictions around West Drayton?

Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Heathrow Airport covers West Drayton, or comes right up to its edge. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. A small drone can’t fly safely in high wind or heavy rain.

Is my home in West Drayton listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

What do I do with the report?

The report arrives by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Is thermal imaging useful on pitched roofs?

It can help, but the results are often less clear than on a flat roof. Slates and tiles over a ventilated space can mask what’s below, so we also look from the loft where it is safe.

Can you give me structural calculations?

No. We’re roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To find a day that suits you, call 07833 053749 or email us.

How it works

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. Most surveys take an hour or two for most homes, plus time to check any thermal findings with moisture readings. Many London properties are flats or terraces with no side access, so rear slopes are viewed from windows, the loft or, where a flight is allowed, by drone. Mention any building rules, key holders or managing agents when booking.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. You get the report the same day, with an in-person consultation to follow.

Before we arrive

  • Tell us where we can park nearby
  • Note where any stains or damp appear
  • Make sure pets are kept safely away

Advice

What we look for on each type of roof

Loft insulation

The difference is clearest when the home is heated and it’s cold out. We explain in the report how the conditions on the day affected what we saw.

GRP fibreglass roofs

GRP roofs are laid over timber boards, so trapped moisture can affect the deck. The camera can help show where to look.

Rented homes, blocks and businesses

Any of our surveys can be booked by landlords, agents and building managers in West Drayton. To discuss a property or a block, call 07833 053749 or drop us an email.

Letting agents can arrange access with tenants, at a time agreed in advance. Surveys run on any day of the week, which can make access easier.
