Roof surveys around Cowley

Cowley is about 1 mile from the edge of the flight restriction zone around Heathrow Airport. If the drone is used for your survey, we check the exact boundary for the address before flying. In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Cowley is in London, so parking needs planning: let us know about parking bays, permits or a driveway as you book, as a space near the door can’t be promised. If you let a flat or house near West Drayton station, a dated record of the roof is useful when planning maintenance across a let.

About our roof survey in Cowley

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey natural slate, ridges, hips and valleys and flat roofs, and people most often book us about torn or sagging underlay and valley linings that have cracked or split.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Cowley, as across London, that’s why a roof needs a careful look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Common questions in Cowley

How do I find out if my home in Cowley is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Can a landlord with a rental near West Drayton station book a roof survey?

Yes, rented property is part of what we cover. You can phone 07833 053749 or drop us an email with the address and a few details, including who will give access on the day.

Can you survey a roof I share with a neighbour?

Yes. We inspect what the owner gives us access to. If a problem seems to come from next door, we will say so.

Do you look in the loft space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

Is your survey a structural engineer’s report?

No. Where we see something that needs a structural engineer, the report says so. Our survey isn’t a structural engineer’s report.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes between one and two hours for a house, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. London terraces rarely offer a view of the whole roof from one spot, so in Cowley we work round the house, using the street, the windows, the loft and any safe vantage point behind it. If other people live in the building, let us know who can let us into the shared parts.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before the survey

  • Show us where any leaks or stains appear
  • Leave a clear route to the loft
  • Agree roof access with the managing agent if it’s shared

Checking the roof from the ground

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Hold on to the report for future surveys
  • Photograph stains when they appear
  • Look for debris in the garden after high winds
  • Tell us about any leaks or stains you’ve seen

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, so their quotes cover the same ground.

Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.

What we are asked to look at in Cowley

What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.

Here are some of the things we see often:

  • Worn lead at chimneys and abutments
  • Gaps in the roof where coverings have gone
  • Water stains on rafters and ceiling joists
  • Loose ridge or hip tiles

If you run a business near The Chimes, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Before booking any roof surveyor

  • What insurance they carry
  • What experience they bring

What to expect from a roof survey

What affects the price in Cowley

To price your survey, we check:

  • The shape of the roof and its details
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • The size of the roof

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What we need to know

Before you get in touch, it helps to have:

  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel
  • What kind of property and roof it is
  • When you need the report by

Booking is simple: just ring 07833 053749 or use the contact form and give us some details about the property and we’ll explain which survey suits. The price is agreed up front.
