Roof survey in Ruislip: what you get
Our roof survey gives you a clear picture of your roof’s condition. We look at the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the loft space where there’s safe access. You get a written report with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We survey flat roofs, the roof space and chimney stacks, and the problems we’re asked to look at most are worn or blocked valleys and standing water on a flat roof.
Much of London’s housing is flats, in converted houses or purpose-built blocks, where the roof is usually a shared part of the building. Landlords, managing agents and residents’ companies need to know what condition it’s in and what work is coming up. A defect on a shared roof can reach more than one flat. With a written report and photographs, everyone can plan from the same facts.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

What a roof survey looks like in Ruislip
Alongside Victorian and Edwardian terraces, outer London has a great many interwar semis, frequently with hipped roofs of clay or concrete tiles. On a semi of that age, the small roofs over the bays, the hip tiles and any later dormer each need their own look. Knowing the covering helps explain which parts of a roof are likely to need work first. About 1.7 miles south-west lies Ickenham Hall, a reminder of how long the area around Ruislip has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
If you look after a building like Warrender Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own a rental within reach of West Ruislip station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. For an older house near a landmark such as St Lawrence, its chimney, valleys and lead work are likely to be the parts that need attention first.

Useful tips for Ruislip property owners
Nothing here needs a ladder. A few suggestions:
- Keep the report with your property records
- Look for debris in the garden after high winds
- Clear the loft hatch area before we arrive
- Tell us about any leaks or stains you’ve seen
The recommendations are prioritised by urgency where relevant. Some faults need dealing with soon, while others can wait for planned work. That helps you decide what to do first.
After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
Rented homes, blocks and businesses
If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.
What happens on the day
Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and record our findings for the written report. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Ruislip, visits are available on weekdays and at weekends. It helps if you can point us to a visitor permit or a nearby bay. Upstairs rooms at the back are useful too, as they often give the best view of a rear addition.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a written report with photos and recommendations.
How to prepare
- Gather any invoices or paperwork from past roof work
- Have any questions written down, so nothing gets missed
- Buyers: confirm access with the estate agent or seller

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

Common questions in Ruislip
Can you fly a drone over a roof in Ruislip?
Typically it comes down to two things: the airspace at the address and the weather. RAF Northolt is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Strong wind or heavy rain also stops a small drone flying, though the rest of the survey goes ahead either way.
Can parking be tricky for a visit in Ruislip?
Usually it is manageable with a little notice. Tell us what parking is available nearby, and the visit is planned around it.
Can you tell me how long my roof will last?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
Do you go up on the roof?
Only when it’s safe. Many roofs can be seen well from windows, vantage points and the loft.
Can you check whether my roof contains asbestos?
No. Asbestos testing isn’t part of our service. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.
How do I arrange a roof survey in Ruislip?
The quickest way is to call 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will point you to the right survey. We survey seven days a week.
I live in a flat. Can you survey the roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.
Different roofs, different checks
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.
Concrete interlocking tiles
Mortar at ridges and verges often cracks on tiled roofs. We check for loose ridge tiles and missing mortar.
