How a drone roof survey works in Dorney Reach

We fly a sub-250g drone, and we hold a CAA Flyer ID and Operator ID. It stays within sight for the whole flight, and within the 120-metre limit that applies to all drones in the open category. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. We survey valleys and parapet gutters, large and complex roofs and fragile roofs, and the problems we are asked to look at most are worn lead at chimneys and walls and cracked mortar along the ridge.

Villages like Dorney Reach frequently stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Your questions about drone roof surveys in Dorney Reach

Is Dorney Reach within the area you cover?

Yes. Dorney Reach is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when you book.

Does a conservation area affect roof work in Dorney Reach?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

What does a roof survey cost?

Drone roof survey starts from £400, including VAT. The final figure depends on the roof and the package you choose, and it’s agreed before booking.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Are you registered with the CAA?

Yes, we are. Our Flyer ID and Operator ID come from the CAA, and the drone itself is under 250g, kept within sight on every flight.

Can you survey a roof inside a flight restriction zone?

Near airports such as Heathrow, Gatwick, London City and Stansted, flight restriction zones apply. We check your address and ask for permission where it’s required. If we cannot fly, we use other safe vantage points.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

Roof by roof

Chimney stacks

Our drone check of a chimney is visual, and it is not a flue or gas safety check. If the flue needs a specialist, we will tell you.

Steep slate and tile slopes

Steep roofs are risky to walk on. A drone photographs them closely from a safe position.

What we’re asked to look at in Dorney Reach

Large roofs take a long time to see on foot. A drone can photograph a large roof methodically, showing patterns of wear that are hard to spot up close. That gives a clearer picture of the roof as a whole.

A survey makes sense if you’ve noticed:

  • Slates or tiles shifted by high winds
  • Blistered or cracked flat roof coverings
  • Cracked mortar along the ridge
  • Flashings that have come away

For hotels and guest houses around Dorney Reach, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do.

What to check before booking

  • Which parts of the roof they’ll actually see
  • What the survey will not cover
  • Is VAT included in the price?
  • Their insurance cover

What a good roof survey covers

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A flight on a day when the weather isn’t safe
  • Flying in a flight restriction zone without the airport’s permission
  • The underside of the roof (that needs an inside check)

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you before booking. What a survey covers and doesn’t.

What we check

  • Tall and steep roofs
  • Large and complex roofs
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Chimney stacks
  • Fragile roofs

Drone roof surveys in Dorney Reach: local notes

Within a mile and a half or so of Dorney Reach there are several hotels, and like offices and blocks, hotels often sit under flat roofs. If you look after one, a large roof can be surveyed without guests having anyone working above them. The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times.

For site and facilities teams at buildings such as Dorney School, a view from above covers a wide roof far faster than walking it. Dorney Court, about 0.6 miles south-east, is one of the historic houses in the wider area around Dorney Reach. Older roofs nearby can be steep and hard to see from ground level, and a survey from above or with a thermal imager does not touch the roof itself.

Useful tips for Dorney Reach property owners

From years of surveys, a few habits stand out as worth the effort:

  • Allow time for permission if you’re in a flight restriction zone
  • Keep a clear space in the garden or drive for take-off
  • Be ready to move the date if the weather turns
  • Share the postcode so we can check for restrictions

Your report arrives by email, including the close-up photos taken by the drone. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Don’t block the vents at the eaves. Condensation in the loft can damage timbers and insulation. Keep insulation clear of the eaves.

What happens on the day

Once we have finished looking, we write up our findings in a report with photos. On timing, it usually takes between one and two hours at a typical home, with bigger or more complicated roofs taking longer. Older roofs in small places like Dorney Reach can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with the address and what you’d like checked.
  2. We check the airspace and seek any permission needed.
  3. On the day, we check the wind, weather and site before flying.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
