Pre-purchase roof surveys for homes and businesses in Cookham Dean

Some roofs cannot be seen well from ground level or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where applicable, and the report arrives the same day. Where a flight isn’t possible, because of airspace rules or the weather, we tell you and inspect from every other safe vantage point. We survey lead flashings and valleys, flat-roofed extensions and dormers and chimney stacks, and the problems we’re asked to look at most are worn or lifted lead flashings and ponding, blisters or splits on a flat roof.

Being in a small place like Cookham Dean makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

How the survey works

We work from the outside in: outside views come first, then the roof space if there’s safe access. In total, it takes an hour or two at a typical house, with time for the loft where it can be reached. In a small place like Cookham Dean, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Note where any stains or damp appear
  • Leave side gates unlocked

Your questions about pre-purchase roof surveys in Cookham Dean

Is Cookham Dean in the area you cover?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Cookham Dean?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Will you climb onto the roof?

Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where it applies.

How long will you be at the property?

The visit normally takes about 1–2 hours at most homes, and longer for a large or complex roof. We’ll give you an idea of timing as you book.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.

Landlords, agents and block managers in Cookham Dean

Letting agents can arrange access with tenants. Surveys run seven days a week, which can make access easier.

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

Honest limits

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Whether the price should change, which is between you and the seller
  • Structural calculations (that’s a structural engineer’s job)

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.

What this survey covers

  • Natural slate
  • Lead flashings and valleys
  • Clay and concrete tiles
  • The roof space
  • Gutters and downpipes
  • Chimney stacks
  • Flat-roofed extensions and dormers

Different roofs, different checks

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Pre-purchase roof surveys around Cookham Dean

If your survey includes the drone, the flight is checked against the Drone Safety Map first. With Cliveden about 2.5 miles east, Cookham Dean sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to Church of St John the Baptist: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What we are asked to look at in Cookham Dean

Blocked or leaking gutters do damage that is not obvious at first. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. They’re part of what we look at.

Problems we come across often include:

  • Patch repairs that may hide an ongoing problem
  • Standing water on a flat extension roof
  • Slates or tiles that have slipped or gone
  • Chimney mortar that has eroded

If you let a flat or house near Cookham station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Choosing a roof surveyor

  • Is VAT included in the price?
  • Will the report include photos?
  • Are they insured for the work?
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

What a good roof survey covers

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Finding the cause at the survey stage lets you deal with it as soon as you move in. For an older or listed building in a place like Cookham Dean, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.
