Pre-purchase roof surveys for homes and businesses in Winkfield Street
Some roofs can’t be seen well from ground level or from windows. Our Premium Survey includes thermal imaging and, where applicable, a drone inspection, and the report arrives the same day. If airspace rules or the weather rule out a flight, we’ll say so and look from ground level, windows and the loft instead. If you are worried about cracked flaunching or crumbling chimney pointing and lead that has worked loose at a wall or chimney, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Winkfield Street, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

Rented homes, blocks and businesses
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
Tips from our surveys
Small things make a difference, both for the survey and for the roof itself. Some pointers:
- Ask for any paperwork for recent roof work
- Check we will be able to get into the loft space
- Look for fresh paint on upstairs ceilings at viewings
- Pass the findings to your conveyancer
It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, particularly where we have found patch repairs.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Take photos so you can show whoever looks at it.
When you need someone else
It’s a careful look at the roof, not the whole story. Its limits include:
- Faults hidden behind ceilings, boards or coverings
- Whether timbers meet design loads
- Whether the price should change, which is between you and the seller
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.
What this survey covers

- Natural slate
- Lead flashings and valleys
- Clay and concrete tiles
- Chimney stacks
- Flat-roofed extensions and dormers
- The roof space
Leave it or get it looked at?
A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage means you know about it from day one. Older and listed buildings around Winkfield Street may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What else we do in Winkfield Street
What we’re asked to look at in Winkfield Street
Asbestos was banned in UK construction in 1999. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but we flag materials that might and suggest a specialist asbestos surveyor checks them before work starts.
Here are some of the things we see often:
- Signs of past leaks inside the loft
- Blistered or split felt on a flat roof
- Slates or tiles that have slipped or gone
- Patch repairs that may hide an ongoing problem
If you live in an older home near Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
What to check before booking
- Whether the inside of the roof is included
- What they will not be able to tell you
- Whether you can ask questions once you have the report
- Which parts of the roof they’ll actually see
Common questions in Winkfield Street
Is my home in Winkfield Street listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Do you cover Winkfield Street?
Yes, Winkfield Street is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.
Are you insured?
Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.
Do you go up on the roof?
Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. The whole visit typically takes between one and two hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere like Winkfield Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photographs and recommendations, ready for you to use before exchange.
Before the survey
- If you are buying, let the agent know when we are coming
- Keep pets inside or away from the areas we are looking at
- Dig out any old roof reports or invoices
