About our pre-purchase roof survey in Maiden's Green
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey flat-roofed extensions and dormers, chimney stacks and clay and concrete tiles, and common reasons people get in touch are blocked or leaking gutters and bitumen or mortar used in place of proper repairs.
Older buildings in small places like Maiden's Green may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

What we’re asked to look at in Maiden's Green
Buildings put up or refurbished before 2000 may contain asbestos. It is often found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but we flag materials that might so a specialist asbestos surveyor can check before anything is disturbed.
Common reasons to book include:
- Flashings that have lifted or split
- Bitumen or mortar used in place of proper repairs
- Slipped or missing slates and tiles
- Loose pots and cracked flaunching
If you live in an older home near Church of St Mary, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before you book
- What’s outside the scope of the survey
- Will the report include photos?
- Which parts of the roof they’ll actually see
- How much experience they have with roofs like yours
The survey, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Older roofs in small places like Maiden's Green can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Unlock side gates and any roof access doors
- Find any records of previous roof work
- Make a note of anything you’d like us to look at

FAQs for Maiden's Green
Will you come out to Maiden's Green?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Maiden's Green is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Does your survey replace a RICS home survey?
No. It’s a dedicated roof survey, with a written report and photos. It does not cover the rest of the property, which a RICS survey does.
How long does the survey visit take?
Allow between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when you book.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you contact us and we will explain what’s needed.
When you need someone else
In fairness, a roof survey has limits:
- Whether the price should change, which is between you and the seller
- Faults hidden behind ceilings, boards or coverings
- Whether timbers meet design loads
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. The full list of what we check.
What we check
- The roof space
- Chimney stacks
- Lead flashings and valleys
- Gutters and downpipes
- Natural slate
- Clay and concrete tiles
- Flat-roofed extensions and dormers
What you can safely check yourself
Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Leave it or get it looked at?

In a place like Maiden's Green, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
