Pre-purchase roof surveys for Forest Park homes and businesses

Landlords, agents and block managers in Forest Park

Letting agents can arrange access with tenants, at a time agreed in advance. We survey seven days a week, which helps when tenants work during the week.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Pre-purchase roof surveys for homes and businesses in Forest Park

Buyers in Forest Park and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or send us an email. If you’ve noticed lead that has worked loose at a wall or chimney and gutters choked with leaves and moss, a survey will tell you what’s going on, whatever the roof.

Around Forest Park, you will mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. Whether you’re buying or have just had the roof replaced, that hidden layer is worth knowing about. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Signs you need a pre-purchase roof survey in Forest Park

Slates and tiles can outlast the nails, battens and underlay that hold them. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs.

We are often asked to look at:

  • Lead that has worked loose at a wall or chimney
  • Roof slopes that look uneven or sagging
  • Slates or tiles that have slipped or gone
  • Damp timbers or stains in the loft

The streets around a church such as St Paul are often among the oldest in a place, and if your home is one of the older ones nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Whether VAT is added on top
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof

What a roof survey includes

What we look for on each type of roof

Natural slate

Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, and for clips or tingles that show past repairs.

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it’s a target for thieves.

Pre-purchase roof surveys around Forest Park

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Martins Heron station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • A valuation or a promise of a lower price
  • Whether timbers meet design loads

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.

What we check

  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Lead flashings and valleys
  • The roof space
  • Natural slate
  • Chimney stacks

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Homes around Forest Park frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Let us know about parking near the property
  • Make a note of anything you’d like us to look at

Common questions in Forest Park

Is my home in Forest Park listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Forest Park within the area you cover?

Yes, Forest Park is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Can you survey in bad weather?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Can I use the report to negotiate on price?

Yes. The report sets out what we found, with photos, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.

Do you need access inside the house?

Ideally, yes. We look in the loft space where there’s safe access, and views from upper windows help too. Access is typically arranged through the agent or seller.

How do I arrange a pre-purchase roof survey in Forest Park?

To book, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

What affects the cost of pre-purchase roof surveys

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Height and safe access
  • The size of the roof
  • Which survey package you book
  • House, block, shop or office

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What we need to know

When you call or email, these details help:

  • When you need the report by
  • Any photos you have, taken from ground level or a window
  • The type of building and roof, such as pitched or flat
  • The property’s address and postcode

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or send us an email whenever suits you.
