Honest limits

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • A valuation or a promise of a lower price
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Anything beyond the roof, which a full home survey covers

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we will give you a straight answer before you book. What a survey covers and doesn’t.

Pre-purchase roof survey in Popeswood

Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Pick the one that fits the property. All three include a photo-illustrated written report and recommendations. We survey lead flashings and valleys, natural slate and the roof space, and people most often book us about ponding, blisters or splits on a flat roof and roof slopes that look uneven or sagging.

Houses in smaller places like Popeswood can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are checked closely. Wind lifts anything already loose, so a small fault on an exposed roof doesn’t stay small for long.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we do, step by step

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes, and longer for a large or complex roof. A visit to Popeswood is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

How to prepare

  • Leave side gates unlocked
  • Move anything stored under the loft hatch
  • Check pets are kept safely away

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Pre-purchase roof surveys in Popeswood: local notes

Popeswood is part of Bracknell, one of the post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Low pitches, ageing concrete tiles and old flat roofs each have their own weak points, worth knowing before you commit. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For an older house near a landmark such as Church of St Mark, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What we are asked to look at in Popeswood

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. We note what we see so you can ask about it.

These are some of the problems a survey can pick up:

  • Worn or lifted lead flashings
  • Ponding, blisters or splits on a flat roof
  • Signs of past leaks inside the loft
  • Quick fixes on flashings and valleys

For landlords with property near Bracknell station, a written report helps before buying a rental or paying for a new roof on one.

Landlord and commercial surveys in Popeswood

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when you book and we will plan the visit with that in mind.
