About our pre-purchase roof survey in Farley Wood

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you’re tied in. We check the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, plus the loft where there’s safe access. You get a written report with photographs. We survey natural slate, clay and concrete tiles and flat-roofed extensions and dormers, and people most often book us about sagging ridge lines or uneven roof slopes and blocked or leaking gutters.

Smaller places like Farley Wood frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you are buying in Farley Wood or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Common questions in Farley Wood

Is Farley Wood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

My home in Farley Wood has a flat-roofed garage or porch. Is it worth having that looked at?

Typically, yes: let us know about it when you book so the visit can include it. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs frequently last around 15–20 years.

Is a roof survey worth having alongside a home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Can I use the report to negotiate on price?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

Buying a home or a new roof in Farley Wood

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

For landlords and managing agents

Freeholders and residents’ companies use a roof report to plan and budget.

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.

Prices for pre-purchase roof surveys in Farley Wood

All our prices include VAT. The things that change the price are:

  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • How complicated the roof is, with its valleys, chimneys and parapets

Prices quoted always include VAT, and the report isn’t charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.

What we need to know

A little information up front helps. It helps to include:

  • Pictures of the roof from a safe spot, if you have them
  • The property’s address and postcode
  • When you need the report by
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or use the contact form when you’re ready.

Do you need a pre-purchase roof survey in Farley Wood?

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we check.

People usually book a survey after spotting one of these:

  • Slates or tiles that have slipped or gone
  • Cracked flaunching or crumbling chimney pointing
  • Sagging ridge lines or uneven roof slopes
  • Blocked or leaking gutters

Take an older house close to Church of St Mark: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before booking any roof surveyor

  • What’s outside the scope of the survey
  • What follow-up you get after the report
  • Will they check the loft as well as the outside?
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

What we look for on each type of roof

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide, so we look for gaps along the courses.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We say when the covering would need opening up to know more.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. It normally takes between one and two hours at a typical house, with time for the loft where it can be reached. A visit to Farley Wood is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Before the survey

  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we are looking at
  • Clear the way to the loft hatch
