Pre-purchase roof survey in Priestwood: what you get
If you are buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that is often not the individual flat owner. We inspect what access allows us to see safely, and the report helps you ask your solicitor or the managing agent the right questions. If the building has a flat roof, we check that too where access allows. We survey the roof space, chimney stacks and gutters and downpipes, and common reasons people get in touch are chimney mortar that has eroded and blocked or leaking gutters.
Smaller places like Priestwood often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Priestwood. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Buying a home or a new roof in Priestwood
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
The streets around a church such as St Andrew are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

The survey, step by step
Once we have finished looking, we write up our findings in a report with photographs, sent to you by email. On timing, it typically takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. With a bit of garden around a house, as there often is around Priestwood, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Before we arrive
- Have any questions written down, so nothing gets missed
- If it isn’t your property yet, arrange access through the agent
- For a flat or shared roof, check access with whoever owns or manages the building

Common roof problems in Priestwood
Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which can affect how any work is arranged.
A survey can pick up problems such as:
- Damp timbers or stains in the loft
- Blocked or leaking gutters
- Bitumen or mortar used in place of proper repairs
- Lead that has worked loose at a wall or chimney
If you own a rental within reach of Bracknell station, a written report helps before buying a rental or paying for a new roof on one.
What to check before booking
- How soon the report will arrive
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Is VAT included in the price?
- What exactly goes into their report
Honest limits
Every survey has limits, and it is better to know them up front. Bear these in mind:
- A structural engineer’s report
- The condition of the rest of the house (that’s a RICS home survey)
- A valuation or a promise of a lower price
If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and does not.

Questions from Priestwood
My home in Priestwood has a flat-roofed garage or porch. Is it worth having that looked at?
Usually, yes: let us know about it as you book so the visit can include it. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs often last around 15–20 years.
Do you cover smaller places like Priestwood?
Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
Are you insured?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
Can you tell me if my roof has asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
How long will you be at the property?
The visit usually takes an hour or two at a typical house, with time for the loft where it can be reached. We will confirm what to expect when we arrange the visit.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. The outcome is between you and the seller, so we cannot promise any saving.
Do you inspect the roof from on top?
Only where it is safe to do so. Much of the inspection is done from the ground, from windows and from the roof space. The Premium Survey adds a drone inspection where it applies.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.
What affects the price in Priestwood
When we price a survey, we consider:
- The shape of the roof and its details
- Extra roofs, like extensions, dormers or garages
- The type of building, from a house to a block or an office
- The use of thermal imaging or a drone
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, how it can safely be seen and the package you choose.
Getting in touch
If you can, have these to hand when you get in touch:
- The style of property, from a terrace to a block
- When you need the report by
- Any stains, drips or damp patches you’ve seen indoors
- The reason for the survey, like buying, a leak or storm damage
Booking is simple: just call 07833 053749 or email us and give us some details about the property and we’ll suggest the right survey. The price is agreed up front.
Checking the roof from the ground
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
