Roof survey in Forest Park
Our report is written in plain English, not jargon. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Reports are sent by email. We survey ridges, hips and valleys, clay and concrete tiles and the roof space, and people most often book us about lifted, split or missing lead flashings and cracked mortar along the ridge.
In a smaller place like Forest Park, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are normally where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
We write the report in plain English, so you don’t need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

What a roof survey does not cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- A full building survey of the property
- An exact number of years the roof has left
- Whether the roof structure meets design loads
If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
Roof types and parts we check
- Natural slate
- Ridges, hips and valleys
- Chimney stacks
- Lead flashings
- Flat roofs
- The roof space
- Clay and concrete tiles
DIY checks: what’s safe
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.
Forest Park: your questions answered
Are flat-roofed garages and porches in Forest Park worth including?
Yes, if you’d like it included, mention it when you book. Cement sheet roofs on buildings from before 2000 may contain asbestos, so a specialist asbestos surveyor should check before they’re disturbed.
Does a conservation area affect roof work in Forest Park?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Does someone need to be in?
Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.
Will you climb onto the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.
Do you survey on Saturdays and Sundays?
We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, ring 07833 053749 or email us.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Why act early in Forest Park
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. Arranging work in a smaller place like Forest Park is easier with notice than in an emergency. Knowing early gives you time to get the right people in.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

About roof survey
Practical tips
Getting the most from a roof survey starts before we arrive and carries on afterwards. Some tips:
- Keep a record of damp patches and dates
- Find records of any re-roofing or repairs
- Look for debris in the garden after high winds
- Stay off ladders and the roof
File the report with your other home documents. It is a useful baseline for future surveys, and it can help when you sell.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Each report gives a record to compare against.
What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. Homes around Forest Park frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- Your report arrives by email, with recommendations prioritised by urgency.

Advice
Roof surveys around Forest Park
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.
Landlords with a home close to Martins Heron station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Take an older house close to St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Harmans Water Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How we price roof surveys
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
- The type of building, from a house to a block or an office
- The roof’s overall size
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
