Chimney survey in Forest Park, Bracknell Forest
Chimney surveys for homes and businesses in Forest Park. More than 5,000 surveys completed across London and South East England.
- Pots or cowls that look unsafe
- Mortar washing out of the joints
- Lifted or split lead flashings
Leave it or get it looked at?
A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Around Forest Park, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.
Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.

Chimney survey in Forest Park
Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We are frequently asked to look into damp on a chimney breast inside and a chimney out of line, on chimney breasts, lead flashings and flaunching.
Houses in smaller places like Forest Park can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Rented homes, blocks and businesses
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.
If the property is let, the agent or a tenant can let us in. Surveys run on any day of the week, which helps when tenants work during the week.
What we can’t see
We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:
- Whether the flue is safe to use
- Checks on boilers, fires or their flues
- Conditions inside walls
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before booking. What a survey covers and doesn’t.
What we check
- Chimney breasts
- Flaunching
- Brick chimney stacks
- Chimney pots and cowls
- Shared and party-wall stacks
- Lead flashings
Roof by roof
Brick stacks
Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.
Chimney pots and cowls
Each pot is bedded into the flaunching, frequently with a cowl or cap on top. We check that they look secure and undamaged.
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. In a smaller place like Forest Park, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there is safe access.
- You get a written report with photographs and our recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Have keys ready for side gates, garages or roof access doors
- Keep pets inside or away from the areas we’re looking at
Book a survey
Booking is simple: just call 07833 053749 or drop us an email, let us know about the property and we will explain which survey suits. The price is agreed up front.

FAQs for Forest Park
Is my home in Forest Park listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Do you cover smaller places like Forest Park?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is this a RICS survey?
No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Will I get photos?
Yes. Photos are taken throughout the survey, and they go into the written report alongside our recommendations.
Will you walk on the roof?
Only where it’s safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Do you carry professional indemnity insurance?
Our cover is professional indemnity plus public liability.
Forest Park homes and their roofs
Forest Park is part of Bracknell, one of the post-war new towns. Many homes in the new towns date from the post-war decades, with concrete interlocking tiles, low-pitched roofs and flat-roofed garages and porches. Low-pitched roofs shed water more slowly, and older concrete tiles, felt and gutters on these homes may be nearing the end of their life. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.
If you run a business near The Lexicon, a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like Harmans Water Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

When to book a survey in Forest Park
Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
Look out for signs like these:
- A stack that appears to lean
- Staining on walls around the chimney
- Eroded joints in the brickwork
- Gaps where the stack meets the roof
If you live in an older home near St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- What follow-up you get after the report
- Whether the loft is part of the inspection
