Chimney survey in College Town: what you get
A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. Common reasons to book are redundant stacks capped without ventilation and frost-damaged brickwork on the stack, across flaunching, brick chimney stacks and lead flashings.
Around College Town, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Common roof problems in College Town
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.
Common reasons to book include:
- Flashings pulling away from the stack
- A chimney out of line
- Unused flues sealed without airflow
- Worn or missing pointing
For landlords with property near Blackwater station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Rented homes, blocks and businesses
With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
Letting agents can arrange access with tenants. Surveys run on any day of the week, which helps when tenants work during the week.
What else we do in College Town
College Town: your questions answered
Is my home in College Town listed or in a conservation area?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
I let a flat near Blackwater station. Can you check the roof?
Yes, rented property is part of what we cover. Just phone 07833 053749 or use the contact form and tell us about the building.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
Do you look in the loft space?
If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.
Do you survey on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or send us an email.
Will you go up on the roof?
Only where it’s safe to do so. We inspect what can be seen safely: from the ground, from windows, from inside the roof space, from the roof where it’s safe and by drone where it applies. The report says if anything couldn’t be seen.
Should I look at the roof myself first?
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Leave it or get it looked at?
A damp chimney breast seldom dries out until the cause is found. It can stain walls and damage plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Around College Town, a leak in an older house can soak into timbers and plaster, and that is a much bigger job than the original defect.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Roofs, chimneys and gutters in College Town
Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.
For an older house near a landmark like Royal Memorial Chapel, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building such as College Town Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

How it works
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours on an ordinary house, and about three to four hours for a commercial roof. Parking around College Town is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- We check and photograph the pots, cowls, flaunching, pointing and flashings.
- Where there’s safe access, we look at the stack in the loft and the chimney breasts for damp.
- We send a written report with photos, the defects found and what we recommend.
Before we arrive
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building
- Have any paperwork from past roof work to hand
