How a chimney survey works in Hawley

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we’ll say so. If you’re worried about frost-damaged brickwork on the stack and cracked or missing flaunching, a survey will tell you what’s going on, on flaunching, brick chimney stacks and shared and party-wall stacks alike.

In a smaller place like Hawley, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

The survey, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit usually takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. A visit to Hawley is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Getting ready for the survey

  • Point out any leaks or damp patches

Chimney surveys around Hawley

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Hawley Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you let a flat or house near Blackwater station, the gap between tenancies is a good time to have the roof looked at.

Do you need a chimney survey in Hawley?

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

These are some of the problems a survey can pick up:

  • Eroded joints in the brickwork
  • Flashings pulling away from the stack
  • Pots or cowls that look unsafe
  • Damp on a chimney breast inside

Homes near green spaces such as Sandhurst Memorial Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

  • Whether you can ask questions once you have the report
  • Which viewpoints they use to see the roof

What to expect from a roof survey

Hawley: your questions answered

I let a flat near Blackwater station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or send us an email with the address and what you need, and we will talk through which survey suits.

Is my home in Hawley listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you go up on the roof?

Only when it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

When does the report arrive?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know when you book.

Does the report include photographs?

Yes. We photograph the roof as we go, and they go into the written report.

Will you check the loft?

Where it’s relevant to the survey and there is safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. We also check chimney breasts and the stack in the loft space where we can reach. You get a written report with photos.

How the survey changes by roof type

Brick stacks

Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time.

Leave it or get it looked at?

Before deciding what to do with a redundant stack, a survey shows how it is doing. In a conservation area or on a listed building, changes may need permission from the council and the council can advise. Homes in smaller places like Hawley can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.
