Chimney surveys for homes and businesses in Bordon

A chimney survey is about the outside of the stack and the roof around it. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. Typical surveys look at disused chimneys trapping moisture and bricks with flaking faces, on chimney pots and cowls, shared and party-wall stacks and brick chimney stacks.

Houses in smaller places like Bordon can face open ground, where wind and driving rain hit the roof harder. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips from our surveys

A survey works best with a little help from you, before and after. Some tips:

  • Look at the chimneys with binoculars after a storm
  • Use the report as a baseline for future checks
  • Keep track of stains on chimney breasts
  • Leave close inspection to people with safe access

After the visit, we write up the report with photographs of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have worn pointing and cracked flaunching dealt with early. It is far simpler than rebuilding a stack later.

Bordon homes and their roofs

If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to St Mark's Sacred Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Anyone responsible for a site like Bordon Infant School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What this survey cannot tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Whether a gas appliance or its flue is safe
  • Areas we cannot view from safe positions
  • What’s inside the brickwork or behind render, without opening up

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Flaunching
  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Brick chimney stacks

What we do, step by step

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. Homes around Bordon often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Getting ready for the survey

  • Keep pets in another room
  • Have any questions written down, so nothing gets missed
  • Leave a clear route to the loft

Bordon questions

Is my home in Bordon listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you come out to Bordon?

Yes. Bordon is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

How soon will I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much does a chimney survey cost in Bordon?

Prices start from £150, including VAT. You will know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we’re given access to.

How long will you be at the property?

Most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. The report follows by email.

When to book a survey in Bordon

Lots of homes have redundant stacks. If a stack is capped or blocked without ventilation, moisture can build up inside. That can lead to damp patches on chimney breasts, even with the roof in good order.

Common reasons to book include:

  • Staining on walls around the chimney
  • Lifted or split lead flashings
  • Frost-damaged brickwork on the stack
  • Disused chimneys trapping moisture

Landlords with a home close to Liphook station may find that a dated record of the roof is useful when planning maintenance across a let.

What’s in a roof survey

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us as you book and it will help the survey.

What a survey costs

Prices always include VAT. The things that change the price are:

  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • The type of building, from a house to a block or an office
  • Extra roofs, like extensions, dormers or garages

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your roof before you book.

What to tell us when you get in touch

These details help when you get in touch:

  • Anything about access we should know
  • The type of building and roof, such as pitched or flat
  • Photos of the roof, taken safely from the ground or a window
  • What made you get in touch

We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or email us.
