Chimney surveys for homes and businesses in Hollywater
Chimney stacks take more weather than almost any other part of a house. In time, flaunching cracks, mortar washes out and flashings come loose. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. We record what we find with photographs and recommendations. If you’ve noticed damp patches on chimney breasts and pots or cowls that look unsafe, we can find out what’s behind it.
In a small place like Hollywater, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

What we do, step by step
After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it normally takes between one and two hours for most homes, a little longer where there are several stacks. In a small place like Hollywater, access is usually the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- Each chimney is viewed from wherever it can safely be seen.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
- You get a photo-illustrated written report and our recommendations.
Before the survey
- Make sure pets are kept safely away
- Agree roof access with the managing agent if it’s shared
- Tell us about any leaks, stains or damp patches you know of

Advice
Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s assessment
- The inside of the flue, which needs a sweep or flue specialist
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Chimney surveys in Hollywater: local notes
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.
For an older house near a landmark like St Mark's Sacred Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as Woodlea Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Your questions about chimney surveys in Hollywater
Does a conservation area affect roof work in Hollywater?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Hollywater?
We do. A small place gets exactly the same survey as a big one.
Can you tell me if my roof has asbestos?
No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.
How long is the visit?
Expect it to take between one and two hours for most homes, a little longer where there are several stacks. The written report follows by email.
Is it a structural engineer’s report?
No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
What should I do with a chimney I don’t use?
An unused stack still needs to stay weathertight and ventilated. If it is capped without ventilation, damp can build up inside. We check how it is capped and its condition, so you can decide with a builder what to do.
My chimney looks like it’s leaning. What should I do?
Have it checked rather than leaving it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can assess whether it needs work.
What we look for on each type of roof
Brick stacks
Most chimney stacks are built of brick, with mortar joints that wear over time. The survey looks for crumbling bricks and worn or missing mortar.
Rendered stacks
What’s behind the render cannot be seen without removing some, so the report says what can and cannot be judged.
Landlords, agents and block managers in Hollywater
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which helps when tenants work during the week.
Do you need a chimney survey in Hollywater?
Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.
Here are some of the things we see frequently:
- Pots or cowls that look unsafe
- A stack that appears to lean
- Staining on walls around the chimney
- Lifted or split lead flashings
If you own a rental within reach of Liphook station, a dated record of the roof is useful when planning maintenance across a let.
Questions to ask before booking
- Whether the loft space is looked at, where there is one
- When you’ll get the report
- How long they’ve been surveying roofs
- Will the report include photos?
