What a pre-purchase roof survey looks like in Hollywater
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.
If you let a flat or house near Liphook station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Pre-purchase roof surveys for homes and businesses in Hollywater
Our packages start with the Basic Survey from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and an in-person consultation. Choose the level that suits the home you’re buying. All three include a written report with photos and recommendations. Common reasons to book are ponding, blisters or splits on a flat roof and roof slopes that look uneven or sagging, on lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers.
Being in a small place like Hollywater makes no difference to the inspection itself: it just means planning the journey and access beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
If any part of the roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes an hour or two at a typical house, with time for the loft where it can be reached. For a village or hamlet like Hollywater, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
How to prepare
- Let us know where we can park nearby
- Have any questions written down, so nothing gets missed
- For a flat or shared roof, check access with the freeholder or managing agent

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Hollywater questions
Will you come out to Hollywater?
Yes, Hollywater is on our map. Villages and rural addresses get the same survey as a town house.
Do you cover Hollywater?
Yes. Our area covers London and the South East, and Hollywater is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we’ll talk through which survey suits.
At what stage of buying should I get the roof surveyed?
Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.
Will you fly a drone over my roof?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, with a written report and photographs. It is not a RICS survey and doesn’t cover the rest of the house.
How do I book a survey in Hollywater?
Simply call 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.
How the survey changes by roof type
Flat roofs
Many homes have a flat roof somewhere, often over an extension. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Lead flashings and valleys
Many leaks start at a flashing, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.
Landlords, agents and block managers in Hollywater
Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.
What happens if roof problems are left?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. For an older or listed building in a place like Hollywater, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we’ll tell you which fits.

Common roof problems in Hollywater
Buildings put up or refurbished before 2000 may contain asbestos. It’s frequently found in cement sheets, soffits and flue pipes. We don’t test for it or carry out asbestos surveys, but our report flags materials that could contain it and suggest a specialist asbestos surveyor checks them before work starts.
Look out for signs like these:
- Standing water on a flat extension roof
- Sagging ridge lines or uneven roof slopes
- Lead that has worked loose at a wall or chimney
- Gutters that overflow or drip at the joints
Take an older house close to St Mark's Sacred Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Before booking any roof surveyor

- What exactly goes into their report
- What insurance they carry
- Will they check the loft as well as the outside?
