Pinewood Village Pre-Purchase Roof Survey
A roof survey before you buy a house or flat in Pinewood Village, carried out by an experienced roof surveyor. You get a clear written report with photos.
- Loose pots and cracked flaunching
- Sagging ridge lines or uneven roof slopes
- Ponding, blisters or splits on a flat roof
How a pre-purchase roof survey works in Pinewood Village
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you’ll be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. We survey the roof space, natural slate and chimney stacks, and the problems we are asked to look at most are gutters choked with leaves and moss and worn or lifted lead flashings.
Bungalows, chalet bungalows and older cottages are common in smaller places like Pinewood Village, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Pinewood Village or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

What we look for on each type of roof
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. We check for blockages, leaking joints and sagging runs, along with fascias and soffits.
Flat roofs
Standing water, blisters, splits and tired upstands all point to wear. Blocked outlets are checked as well, and we say what we see from wherever is safe.
What a pre-purchase roof survey does not cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the price should change, which is between you and the seller
- Structural calculations (that is a structural engineer’s job)
- The condition of the rest of the house (that is a RICS home survey)
If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before booking. What our survey covers.

Pinewood Village: your questions answered
Do you cover smaller places like Pinewood Village?
Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Is my home in Pinewood Village listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Does your survey replace a RICS home survey?
No. It is a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Does the weather affect the survey?
A survey can typically go ahead in light rain. High wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Do you inspect the roof from on top?
Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where it applies.
What affects the price in Pinewood Village
The price reflects the time and kit the roof needs. The main factors are:
- The type of building, from a house to a block or an office
- Height and safe access
- Roof area
- Extensions, dormers and garages with roofs of their own
All our prices include VAT. Pre-purchase roof survey starts from £150, including VAT. We confirm the exact price before booking.
Getting in touch
When you call or email, these details help:
- What’s prompted the survey
- Access details, like a loft hatch or a shared roof
- Pictures of the roof from a safe spot, if you have them
- Where water is showing inside, if it is
Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or drop us an email to find out.
Pre-purchase roof surveys around Pinewood Village
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Landlords with a home close to Bentley (Hampshire) station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. The streets around a church such as St Mark's Sacred Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What we do, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take an hour or two at a typical home, or half a day or so for a commercial building. A visit to a smaller place like Pinewood Village is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Make sure the loft hatch can be reached
- Let us know about parking before the day
- Make sure pets are kept safely away
Booking a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.
Advice
Leave it or get it looked at?
When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Around Pinewood Village, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It is easy to sort the cause early and slow to dry a damp wall.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Rented homes, blocks and businesses
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
We survey roofs for letting agents and landlords as well as householders. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
