Questions from Kingsley
Is my home in Kingsley listed or in a conservation area?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Is Kingsley within the area you cover?
Yes, Kingsley is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do I have to be there for the survey?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access; we will agree the details when booking.
Do you carry professional indemnity insurance?
We’re covered by professional indemnity and public liability insurance, for every survey we carry out.
What if it rains on the day?
Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather isn’t suitable.
Can I take the findings back to the seller?
Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
Pre-purchase roof survey in Kingsley: what you get
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. Common reasons to book are gutters choked with leaves and moss and chimney mortar that has eroded, across the roof space, chimney stacks and gutters and downpipes.
In a village or hamlet like Kingsley, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. Most surveys take about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere as small as Kingsley, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Gather any invoices or paperwork from past roof work
- For flats, make sure roof access has been agreed

Advice
For landlords and managing agents
An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.
Landlords, agents and building managers in Kingsley and across Hampshire can book any of our surveys. To discuss a property or a block, ring 07833 053749 or drop us an email.
Leave it or get it looked at?
Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. For older village homes like those around Kingsley, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Kingsley homes and their roofs
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
If you own one of the older houses in the streets near Church of All Saints, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Bentley (Hampshire) station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether the price should change, which is between you and the seller
- The condition of the rest of the house (that is a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits

Prices for pre-purchase roof surveys in Kingsley
Prices always include VAT. The things that change the price are:
- The height of the building and how the roof can safely be seen
- Whether you choose the Basic, Standard or Premium Survey
- How big the roof is
- Whether it is a home or a commercial building
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
Helping us price your survey
Getting the details right at the start saves time. Please include:
- Any photos you have, taken from the ground or a window
- What made you get in touch
- Your postcode, so we can check access and travel
- Where water is showing inside, if it is
If you’re buying, it’s useful to book soon after your offer is accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
