Flat and commercial roofs around Kingsley
Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.
Landlords with a home close to Bentley (Hampshire) station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take an older house close to Church of All Saints: flat-roofed rear additions and dormers added over the years are worth checking.

About our flat roof survey in Kingsley
Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that’s safe, from windows and nearby vantage points, and from inside where there’s access. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so you know exactly what was covered. If you’ve noticed gaps at upstands and abutments and standing water left after rain, a survey will tell you what’s going on, on EPDM rubber, felt flat roofs and GRP fibreglass alike.
In a village or hamlet like Kingsley, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them when you book.
It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

Leave it or get it looked at?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. In a small place like Kingsley, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Your questions about flat roof surveys in Kingsley
How do I find out if my home in Kingsley is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Is Kingsley in the area you cover?
We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
How much does a flat roof survey cost in Kingsley?
Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.
How experienced are you?
Over 20 years and more than 5,000 surveys, across London and South East England.
How do you inspect a flat roof?
We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.
How long will you be at the property?
Time on site depends on the roof; most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. The report is sent afterwards by email.
How do I book a survey in Kingsley?
It’s easiest to phone 07833 053749 or use the contact form. Give us the address and a few details about the roof, and we will recommend the right survey. Surveys run seven days a week.

What a survey costs
Several things affect the price of a survey:
- How tall the building is and how easy the roof is to see
- The size of the roof
- House, block, shop or office
- How many separate roofs there are, such as extensions, dormers and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.
Booking your survey
You don’t need to know any roofing terms. Just tell us:
- Your postcode, so we can check access and travel
- Whether there’s a loft hatch, a shared roof or tricky access
- What’s prompted the survey
- Photos of the roof, taken safely from the ground or a window
Every survey is priced before it is booked, so you know the cost up front. Flat roof survey starts from £150, including VAT. For a price for your roof, call 07833 053749 or send us an email.
Tips from our surveys
Over many surveys, some simple habits stand out:
- Check ceilings under the roof for damp patches
- Limit foot traffic on the covering
- Check from a window for ponding after heavy rain
- Clear roof outlets and gutters each autumn
You can use the report to ask roofers to quote for the same work. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.
Have the roof surveyed every few years, and after any work that goes through it. You will spot changes early and have a record to look back on.
How it works
Every roof is different, but as a rough guide the survey takes an hour or two at a typical home, with bigger or more complicated roofs taking longer. If you have questions on the day, just ask. In a small place like Kingsley, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
How to prepare
- Agree roof access with the managing agent if it’s shared
- Leave side gates unlocked
- Note where any stains or damp appear
Booking a survey
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we will ask about the building and what you need. You will have a price before anything is arranged.

What we look for on each type of roof
Rooflights and upstands
Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We check for splits, gaps and loose flashings above the upstand.
GRP fibreglass
Movement in the deck or a thin layer of resin can lead to cracks in GRP. We record any cracking and any signs of the deck moving.
When to book a survey in Kingsley
Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
These are some of the problems a survey can pick up:
- Ponding water that doesn’t drain away
- Signs of deflection in the roof deck
- Outlets choked with leaves and silt
- Damaged trims at the roof edge
If you look after a building such as Mill Chase Academy, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.
