Sleaford: your questions answered
Will you come out to Sleaford?
Yes, Sleaford is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Is my home in Sleaford listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or send us an email with the details.
How long will you be at the property?
Time on site depends on the roof; most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.
Does the report include photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Can you survey any kind of flat roof?
We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.
Will you walk on the flat roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Flat roof surveys for homes and businesses in Sleaford
Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’ve noticed blisters and bubbles in the covering and water getting in at rooflights, a survey will tell you what’s going on.
Some older homes in villages like Sleaford are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.
After the visit, you get a report with photographs, sent by email. It explains the condition of the flat roof, the defects we found and what we recommend.

The survey, step by step
Photos are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Sleaford, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- First we go through the roof, what’s beneath it and any problems so far.
- The roof is viewed from safe positions, including the roof itself where that’s safe.
- We check the covering for splits, blisters, ponding and wear.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- A written report with photos and recommendations is emailed to you.
Before we arrive
- For flats, check roof access has been agreed
- Check the loft hatch can be reached
- Note where any stains or damp appear

When you need someone else
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- A structural engineer’s assessment of the deck
- Fragile surfaces, which we do not walk on
- Asbestos testing, which needs a specialist asbestos surveyor
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Ask contractors to protect the roof if they work on it
- Check from a window for ponding after heavy rain
- File the paperwork for the roof and any repairs
- Never stand on rooflights or fragile sheeting
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.
Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.
Why act early in Sleaford
A small split in a flat roof is normally a modest job when it is found early. Left alone, water can soak the insulation and the deck, and the job grows. Surveying it now tells you where you stand. Older cottages and farmhouses around Sleaford can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Flat roofs in Sleaford
Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If you own a rental within reach of Bentley (Hampshire) station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. Take a building like Mill Chase Academy: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. For an older house near a landmark like Church of All Saints, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Can I check my roof myself?
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in.
