Flat roof survey in Binsted

Buying a home with a flat-roofed extension, dormer or garage? It is useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with photographs of each. You then have something specific to put to the seller or agent. If you’re worried about leaks around rooflights and standing water left after rain, a survey will tell you what’s going on.

In a village or hamlet like Binsted, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later, for example when you want to check whether anything has changed.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Keep these in mind:

  • Hidden layers beneath the covering
  • A fixed date for when the roof will need replacing
  • A structural engineer’s assessment of the deck

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

What we look at

  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass

Checking the roof from ground level

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

What we do, step by step

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Binsted, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First you give us the address, what the roof covers and any leaks you’ve noticed.
  2. We view the roof from ground level, from windows and from the roof where it is safe to do so.
  3. Every part of the roof we can see is looked at: covering, falls, upstands, outlets, trims and rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. The findings are written up with photos and recommendations and emailed to you.

Getting ready for the survey

  • Buyers: confirm access with the estate agent or seller
  • Keep pets inside or away from the areas we’re looking at
  • Gather any invoices or paperwork from past roof work

How to book

Our price is from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or drop us an email with the details.

Flat roofs in Binsted

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you own a rental within reach of Bentley (Hampshire) station, the flat roof over a let home is worth a look before it becomes a tenant complaint. For site and facilities teams at buildings such as Binsted Church of England Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks.

What affects the cost of flat roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Roof area
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

To find out what your survey will cost, ring 07833 053749 or email us with the address and a few details. We will confirm the figure before booking.

Getting in touch

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode
  • Where water is showing inside, if it is
  • What made you get in touch

If you have photos of the roof, send them over. Pictures from ground level or a window are fine. To get started, ring 07833 053749 or email us.

What happens if roof problems are left?

Before replacing a flat roof, it’s useful to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. Older cottages and farmhouses around Binsted can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Binsted questions

Is Binsted within the area you cover?

Yes, Binsted is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Binsted listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we are given access to.

How much does a flat roof survey cost in Binsted?

Flat roof survey starts from £150, including VAT. We confirm the price for your roof before you book. For a price, ring 07833 053749 or send us an email.

Can you test old roof sheets for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

Are you structural engineers?

No. Our survey is not a structural engineer’s report. We’ll recommend an engineer if we see signs that call for one.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

When to book a survey in Binsted

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Things that often lead to a survey include:

  • Standing water left after rain
  • Outlets choked with leaves and silt
  • Damaged trims at the roof edge
  • Blistering in felt or asphalt

Take an older house close to Church of the Holy Cross: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Questions to ask before booking

  • Their report turnaround times
  • Will they check the loft as well as the outside?
  • What exactly goes into their report
  • Whether VAT is in the quoted price
