Drone roof surveys near Binsted

How a drone roof survey works in Binsted

Tall, steep, large or fragile roofs can’t always be inspected up close. Our drone roof survey gets a camera close to them without anyone climbing. You see slates, ridges, chimneys, valleys and gutters in detail. Everything we find goes into a written report with photos. It also suits roofs that would be damaged by someone walking on them. Where a flight is not possible, we explain why. Typical surveys look at debris building up in hidden gutters and chimney tops in poor condition, on flat roofs on upper floors, valleys and parapet gutters and large and complex roofs.

In a small place like Binsted, open ground can mean strong wind. High wind or heavy rain stops a small drone flying, and calm conditions also suit thermal imaging best. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Surveys for landlords and agents in Binsted

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the survey around it.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

Common roof problems in Binsted

The top of a stack is the most exposed part of many roofs. Cracked flaunching, loose pots and eroded pointing are often invisible from below. A drone gets close enough to see them in detail.

A survey makes sense if you’ve noticed:

  • Tired mortar and pots at the top of a stack
  • Blistered or cracked flat roof coverings
  • Coverings that have slipped high up on the roof
  • Slates or tiles shifted by high winds

If you live in an older home near Church of the Holy Cross, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • Whether they hold professional indemnity and public liability insurance
  • What follow-up you get after the report
  • Which parts of the roof they’ll actually see
  • Will the report include photos?

What a good roof survey covers

Airspace, weather and Binsted roofs

The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Open category rules keep flights below 120 m (400 ft) and the drone within sight at all times. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Take a building like Binsted Church of England Primary School: thermal images can show where wet insulation sits under a big flat roof.

What we look for on each type of roof

Valleys and parapet gutters

A butterfly roof drains to a central valley gutter. It’s almost impossible to see from the ground, but a drone shows it clearly.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

What happens if roof problems are left?

It’s hard to plan maintenance for a roof nobody has looked at. You get photos of every part we can see, with recommendations prioritised by urgency where relevant. That helps you put the work in order. Older cottages and farmhouses around Binsted can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

FAQs for Binsted

Is my home in Binsted listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Binsted within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Will you go up on the roof?

Only if it is safe. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where applicable. Anything we cannot see is noted in the report.

Does your drone take thermal images?

Not as part of the drone survey, which is about close-up photos. Thermal imaging is a separate check in the Premium Survey.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect between one and two hours at a typical home, while a commercial roof takes nearer three to four hours. Older rural homes like those around Binsted can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You give us the address so we can check the airspace.
  2. We arrange any permission that is needed before we fly.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photographs of the roof, kept in sight throughout.
  5. We email a written report with the photos and our recommendations.

Preparing for the visit
