Pre-purchase roof survey in Frithend

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos of what we find and written recommendations. You can have both. We’re frequently asked to look into gutters choked with leaves and moss and loose pots and cracked flaunching, on flat-roofed extensions and dormers, chimney stacks and gutters and downpipes.

In a village or hamlet like Frithend, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: where something needs attention, it says so plainly.

Tips from our surveys

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check the lease for roof repair responsibilities
  • Arrange the survey as soon as your offer is agreed
  • Give your solicitor a copy of the report
  • Ask whether there are papers for past roof work

The Standard Survey includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. Whichever package you choose, you can ask us what a finding means.

After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

FAQs for Frithend

Does a conservation area affect roof work in Frithend?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Is Frithend within the area you cover?

Yes. Frithend is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.

Do you inspect the roof from on top?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

What if it rains on the day?

A survey can typically go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions aren’t right we’ll arrange another day with you.

Does someone need to be in?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How it works

You don’t need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes between one and two hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Frithend, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • If it is not your property yet, arrange access through the agent
  • Show us where any leaks or stains appear
  • Make sure we can get to the back of the property

Different roofs, different checks

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. If a flue needs testing, we will suggest who to ask.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.

Pre-purchase roof surveys in Frithend: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If yours is one of the older homes in the streets near The Church Of The Good Shepherd, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Bentley (Hampshire) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

  • Your postcode, so we can check access and travel

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

Signs you need a pre-purchase roof survey in Frithend

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Signs worth acting on include:

  • Standing water on a flat extension roof
  • Gutters choked with leaves and moss
  • Sagging ridge lines or uneven roof slopes
  • Flashings that have lifted or split

Farnham Castle, about 4.8 miles north-east, is one of the historic houses in the wider area around Frithend. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Choosing a roof surveyor
