Pre-purchase roof survey in Blacknest, Hampshire
We carry out pre-purchase roof surveys in Blacknest and the rest of Hampshire. We survey seven days a week.
- Worn or lifted lead flashings
- Damp timbers or stains in the loft
- Blistered or split felt on a flat roof
Do you need a pre-purchase roof survey in Blacknest?
Most viewings never get near the roof. You see the rooms, not the slates, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
People normally book a survey when they’ve noticed something like this:
- Cracked flaunching or crumbling chimney pointing
- Blistered or split felt on a flat roof
- Slipped or missing slates and tiles
- Patch repairs that may hide an ongoing problem
If you let a flat or house near Bentley (Hampshire) station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
Before you book anyone

- What’s outside the scope of the survey
- Whether VAT is in the quoted price
- Their drone registration, if they fly one
About our pre-purchase roof survey in Blacknest
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. Typical surveys look at chimney mortar that has eroded and ponding, blisters or splits on a flat roof, on gutters and downpipes, lead flashings and valleys and the roof space.
Being in a small place like Blacknest makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

How the survey works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. If you have questions on the day, just ask. Somewhere as small as Blacknest, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You book once your offer is accepted and tell us the address and your timetable.
- We arrange access with you, the agent or the seller.
- The roof is inspected from each safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Keep pets inside or away from the areas we are looking at
- Check we can get to the back of the property
- Have any questions written down, so nothing gets missed

What we look for on each type of roof
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and lead is also a target for theft.
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
Tips from our surveys
These tips come from what we see on roofs every week, before and after a survey:
- Mention any deadline when you contact us
- Arrange the survey as soon as your offer is agreed
- Watch for stains or fresh paint on ceilings below the roof
- Request records of any re-roofing
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions.
Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
Common questions in Blacknest
Is Blacknest in the area you cover?
Yes, Blacknest is one of the places we work. The survey and report are the same in Blacknest as anywhere else, and visits run on weekdays and weekends.
Is Blacknest within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
Should I get a roof survey as well as a RICS home survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
When should I book a pre-purchase roof survey?
Once your offer has been accepted, and before exchange. That way you can still act on what we find, whether that means asking questions or negotiating.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so whoever owns or manages the building needs to agree access. We inspect only the parts we’re allowed to reach.
Will you fly a drone over my roof?
Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
How long does the survey visit take?
On site, it normally takes roughly 1–2 hours on an ordinary house, and more on a big or complicated roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

What a pre-purchase roof survey doesn’t cover
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Walls, floors, services and rooms below the roof
- How a seller will respond, or what the house is worth
- Whether timbers meet design loads
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.

Blacknest homes and their roofs
Farnham Castle, about 4.1 miles north-east, is one of the historic houses in the wider area around Blacknest. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.
