Pre-purchase roof surveys near Bentley

Pre-purchase roof surveys for homes and businesses in Bentley

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it can’t be seen from the street. Our survey picks it out, with photos that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. We survey flat-roofed extensions and dormers, clay and concrete tiles and lead flashings and valleys, and common reasons people get in touch are blocked or leaking gutters and ponding, blisters or splits on a flat roof.

Older buildings in small places like Bentley may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Do you need a pre-purchase roof survey in Bentley?

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. Our report records them so you can ask the seller what was done and when.

These are some of the problems a survey can pick up:

  • Gaps where slates or tiles have come loose
  • Damp timbers or stains in the loft
  • Worn or lifted lead flashings
  • Roof slopes that look uneven or sagging

Take an older house close to Church of St Mary: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

  • Whether they hold professional indemnity and public liability insurance
  • How much experience they have with roofs like yours

What to expect from a roof survey

Bentley: your questions answered

Is Bentley within the area you cover?

Yes, Bentley is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is Bentley in the area you cover?

Yes. We survey roofs across London and South East England, and Bentley is part of that. You can ring 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.

Will you climb onto the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.

Does your survey replace a RICS home survey?

No. We survey the roof, not the whole building, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

Is this an asbestos survey?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Honest limits

It helps to know what a survey will not do before booking:

  • The condition of the rest of the house (that is a RICS home survey)
  • Whether the price should change, which is between you and the seller
  • Faults hidden behind ceilings, boards or coverings

If in doubt, ring 07833 053749 or email us and we will point you to the right survey before booking. What a survey covers and doesn’t.

What this survey covers

  • The roof space
  • Gutters and downpipes
  • Natural slate
  • Chimney stacks
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Clay and concrete tiles

DIY checks: what’s safe

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or send us an email with the addresses.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen. The survey usually takes an hour or two at a typical house, with time for the loft where it can be reached. Around Bentley, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Getting ready for the survey

Tips from our surveys

These tips come from what we see on roofs every week:

  • Check we’ll be able to get into the roof space
  • Arrange the survey as soon as your offer is agreed
  • Pass the findings to your conveyancer
  • Let us know your timetable

Once the home is yours, the report becomes a maintenance list. Deal with the urgent items first, and keep the photographs to compare against later. Premium comes with a follow-up after 12 months.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

Bentley homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Farnham Castle, about 3.8 miles north-east, is one of the historic houses in the wider area around Bentley. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later. Bentley is about 4 miles west of Farnham, in Surrey. Whether the building in Bentley is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Our Surrey coverage includes Bentley. For surveys nearby, see our Guildford page.
