Roof survey in Bentley

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, the roof space and clay and concrete tiles, and common reasons people get in touch are blocked, sagging or leaking gutters and ponding, splits or blisters on flat roofs.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. In a hamlet or village like Bentley, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Tell us where we can park nearby
  • If you are buying, check with the agent that we can get in
  • Leave a clear route to the loft

Your questions about roof surveys in Bentley

Will you come out to Bentley?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Bentley listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What does a roof survey cost?

Roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, inc. VAT.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.

Can you check whether my roof contains asbestos?

No. Asbestos testing isn’t part of our service. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we will explain what’s needed.

What we are asked to look at in Bentley

Blocked gutters cause a surprising amount of damage. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, particularly near trees.

We are often asked to look at:

  • Gutters that overflow in heavy rain
  • Slipped, cracked or missing slates and tiles
  • Torn or sagging underlay
  • Worn or blocked valleys

Anyone responsible for a site like Bentley Church of England Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • How they plan to inspect the roof safely
  • Is VAT included in the price?
  • What they won’t be able to tell you
  • Whether the inside of the roof is included

What a good roof survey covers

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • An exact number of years the roof has left
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Faults hidden behind ceilings or boarding

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Bentley

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Historic houses such as Farnham Castle, about 3.8 miles north-east, show how far back building around Bentley goes. On a period home nearby, the survey separates sound original work from tired later repairs. For an older house near a landmark such as Church of St Mary, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Bentley is about 4 miles west of Farnham, in Surrey. Bookings from Bentley are handled just like any other: get in touch, agree the price and pick a day. Bentley is one of the towns and villages in Surrey where we work. We also survey roofs in Guildford.

Why get it checked now?

Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. We look at them before they cause trouble. Older and listed buildings around Bentley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.
