New roof snagging in Bentley

We check the coverings, ridges, verges, hips and valleys plus flashings and roof ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photographs. Any debris left behind or damage to other parts is recorded too. Common reasons to book are signs of condensation in the roof space and untidy or loose verge details, on flashings and valleys, ridges and verges and new flat roofs.

Older buildings in small places like Bentley may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

After the visit, you get a photo-illustrated written report, sent by email. It explains the condition of the new roof, the defects we found and what we recommend.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours for a house, and longer for a large or complex roof. Rural addresses near Bentley can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from the ground, vantage points and the roof where safe.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. We send a written report you can pass on.

Before we arrive

  • Let us know about any leaks, stains or damp patches you know of
  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Useful tips for Bentley property owners

You do not need to be a roofer to help. What helps most:

  • Check the roof before you pay in full
  • Let your roofer know an inspection is planned
  • Send the snagging report to your roofer
  • Look for debris left in gutters from the ground

Report times depend on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. That is worth bearing in mind if a payment date is close.

Do not settle the final bill until the roof has been inspected, where your contract allows. It keeps the job open until it is right.

Bentley: your questions answered

Do you cover smaller places like Bentley?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Bentley?

Yes, Bentley is one of the places we work. The survey and report are the same in Bentley as anywhere else, and visits run on weekdays and weekends.

Which days do you carry out surveys?

We carry out surveys seven days a week. To find a day that suits you, phone 07833 053749 or use the contact form.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Will you walk on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and anything out of sight is recorded in the report.

Will you deal with my roofer if there is a problem?

No, we report on the roof and do not take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Which parts of the roof does snagging cover?

We check the coverings, ridges, verges, hips, valleys and flashings, along with ventilation, gutters and the underlay at the eaves. We look for leftover debris and knock-on damage too.

New roof snagging in Bentley: local notes

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Farnham Castle, about 3.8 miles north-east, is one of the historic houses in the wider area around Bentley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Bentley (Hampshire) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. For an older house near a landmark like Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book, as it helps us focus the survey.

How the survey changes by roof type

Flashings

Chimney flashings are a frequent source of leaks, so we check them closely.

Slate roofs

Broken slates left on a new roof are a common snag. They’re photographed for the report.
