How a roof survey works in Holt Pound

There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, inc. VAT. The Basic Survey gives a visual inspection, photos and written recommendations. The higher packages add more checks, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey natural slate, ridges, hips and valleys and the roof space, and people most often book us about ridge tiles that have lifted or moved and slates or tiles that have slipped or broken.

Somewhere as small as Holt Pound, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What affects the cost of roof surveys

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • The package you choose: Basic, Standard or Premium
  • The size of the roof
  • How tall the building is and how easy the roof is to see

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

What we need to know

Some details help us suggest the right survey and price. When you contact us, let us know:

  • Your postcode, so we can check access and travel
  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

Most bookings start with a short call: ring 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Questions from Holt Pound

Is Holt Pound within the area you cover?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

I let a flat near Bentley (Hampshire) station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days as you book.

How quickly will I get the report?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Do you test for asbestos?

No. Buildings built or refurbished before 2000 may contain asbestos. We flag materials that could contain it, and a specialist asbestos surveyor should check them.

How much is a survey?

Prices start from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or email us.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

What a roof survey does not cover

It helps to know what a survey won’t do before booking:

  • Defects hidden under coverings or inside walls without opening up
  • Whether the roof structure meets design loads
  • The condition of the rest of the building (that is a RICS home survey)

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and doesn’t.

Why act early in Holt Pound

Many roofs go years without anyone looking at them closely. Our report gives you a record of how the roof is today, which makes later changes easy to spot. Outbuildings and barns around Holt Pound are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Letting agents can arrange access with tenants, at a time agreed in advance. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Roof surveys in Holt Pound: local notes

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For an older house near a landmark such as Saint James, its chimney, valleys and lead work are likely to be the parts that need attention first. Landlords with a home close to Bentley (Hampshire) station may find that the gap between tenancies is a good time to have the roof looked at. If you live near a park such as Underdown nature reserve, or anywhere with mature trees, autumn leaves can block gutters and valleys.

How it works

Safety comes first on every visit. Everything that can safely be seen is inspected, and anything we cannot see is noted in the report. Most visits take between one and two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Holt Pound can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. You receive a written report with photos and recommendations.
