Pre-purchase roof surveys for homes and businesses in Holt Pound

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. Common reasons to book are loose pots and cracked flaunching and flashings that have lifted or split, across flat-roofed extensions and dormers, lead flashings and valleys and natural slate.

Some older homes in villages like Holt Pound are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Before and after the survey

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Notice patches of new decoration in top-floor rooms
  • Ask who repairs the roof under the lease
  • Ask when the roof was last worked on
  • Share the report with your solicitor

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.

Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.

Holt Pound: your questions answered

How do I find out if my home in Holt Pound is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Holt Pound?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that’s where a roof survey helps. It is not a replacement for a RICS survey.

Does your survey replace a RICS home survey?

No. Our survey looks at the roof only, and it’s not a RICS Level 2 or Level 3 survey. It works alongside a home survey.

How long will you be at the property?

On site, it typically takes about one to two hours for a house, and longer for a large or complex roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so the building owner or managing agent needs to agree access. We can only inspect what we’re given access to.

Pre-purchase roof surveys in Holt Pound: local notes

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Historic houses such as Farnham Castle, about 2.7 miles north-east, show how far back building in the area around Holt Pound goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If your home is one of the older ones in the streets near Saint James, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Bentley (Hampshire) station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What we do, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes about 1–2 hours at a typical home; commercial roofs usually need 3–4 hours. Somewhere as small as Holt Pound, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Surveys for landlords and agents in Holt Pound

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Prices for pre-purchase roof surveys in Holt Pound

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • The roof’s overall size
  • The type of building, from a house to a block or an office
  • How many separate roofs there are, like extensions, dormers and garages

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

Booking your survey

If you can, have these to hand when you contact us:

  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors

When you are ready to go ahead, phone 07833 053749 or drop us an email. We will suggest a package, agree the price and find a date.

How the survey changes by roof type

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We look for lead that has lifted, split or been patched over.

When you need someone else

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • How a seller will respond, or what the house is worth
  • Defects hidden under coverings or inside walls without opening up
  • Walls, floors, services and rooms below the roof

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. What a survey covers and doesn’t.
