Chimney surveys in Holt Pound

How a chimney survey works in Holt Pound

We inspect chimneys from wherever they can be seen safely: from the ground, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where applicable. Where part of a stack cannot be seen, the report says so. Each defect is recorded with a photo and a plain description. Typical surveys look at frost-damaged brickwork on the stack and damaged chimney pots and cowls, across lead flashings, brick chimney stacks and chimney pots and cowls.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

We write the report in plain English, so you don’t need to be a roofer to follow it. Photos show what each point refers to.

Common roof problems in Holt Pound

Aerials and dishes are often fixed to stacks. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

A survey can pick up problems like:

  • Lifted or split lead flashings
  • A chimney out of line
  • Unused flues sealed without airflow
  • Damp patches on chimney breasts

If you own a rental within reach of Bentley (Hampshire) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What to check before booking

  • Is there a chance to talk the report through?
  • How much experience they have with roofs like yours
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How soon the report will arrive

What a good roof survey covers

Leave it or get it looked at?

A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it’s the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Where a roof is exposed, as many are in small places like Holt Pound, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Prices quoted always include VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in, at a time agreed in advance. Surveys run on any day of the week, which helps when tenants work during the week.

Letting agents and landlords in Holt Pound book surveys as well as householders. The report gives you a dated record of the chimney stack, with photos, which helps you plan work between tenancies.

Local roofs in Holt Pound

Historic houses such as Farnham Castle, about 2.7 miles north-east, show how far back building in the area around Holt Pound goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Underdown nature reserve shed leaves that can end up in nearby gutters. The streets around a church such as Saint James are often among the oldest in a place, and if your house is among the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Holt Pound is about 2 miles south-west of Farnham, in Surrey. Holt Pound is one of many places we visit across Surrey. We cover towns and villages across Surrey, from the larger towns to small villages. There’s also a page for Guildford.

Holt Pound: your questions answered

Do you cover smaller places like Holt Pound?

We do. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Bentley (Hampshire) station?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.

How long does the survey take?

Expect it to take about 1–2 hours at most homes, though large, tall or awkward roofs take more time. The written report follows by email.

How fast do I get the report?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is it a structural engineer’s report?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Roof by roof

Chimney breasts and the loft

Damp patches on chimney breasts frequently point to a problem above. We check the breasts and the stack in the roof space where we can reach.

Rendered stacks

We cannot see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book.

How the survey works

After the inspection, everything we found is written up as a report with photos, emailed to you. As for time on site, it normally takes an hour or two for most homes, a little longer where there are several stacks. In a hamlet or village like Holt Pound, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • Keep pets in another room
  • Dig out any old roof reports or invoices
  • Have keys ready for side gates, garages or roof access doors
