Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Chimney survey in Rowledge

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed pots or cowls that look unsafe and unused flues sealed without airflow, a survey will tell you what’s going on.

Older buildings in small places like Rowledge may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

When to book a survey in Rowledge

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

Common reasons to book include:

  • Damp patches on chimney breasts
  • Pots or cowls that look unsafe
  • Eroded joints in the brickwork
  • Disused chimneys trapping moisture

For site and facilities teams at buildings such as Rowledge Church of England Controlled Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What to expect from a roof survey

Chimney surveys in Rowledge: local notes

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. With Farnham Castle about 2.6 miles north, Rowledge sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Bentley (Hampshire) station may find that a dated record of the roof is useful when planning maintenance across a let. Trees in and around Underdown nature reserve shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Rowledge is about 2 miles south-west of Farnham, in Surrey. Roofs in Rowledge get the same thorough look as anywhere else in Surrey. Our Surrey coverage includes Rowledge. You can also see our page for Guildford.

Landlord and commercial surveys in Rowledge

Where a roof is shared: we need access agreed with the building owner or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Roof by roof

Flaunching

We frequently find flaunching that has cracked or broken away. It is typically a modest repair when it is caught early.

Lead flashings

Lead flashings seal the joint between the stack and the roof. The survey looks at whether the lead is tight, sound and well fixed.

FAQs for Rowledge

Does a conservation area affect roof work in Rowledge?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

I let a flat near Bentley (Hampshire) station. Can you check the roof?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

What does a chimney survey cover?

The whole stack, as far as it can safely be seen: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we will explain what’s needed.

How much is a survey?

Chimney survey starts from £150, including VAT. You will know the price for your roof before booking, based on the roof’s size, access and package. For a price, ring 07833 053749 or send us an email.

Does someone need to be in?

Not always. If we only need the outside, we can agree that ahead of time, but the loft and any rooms with damp need someone to let us in.

How it works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Rowledge, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Let us know about parking before the day
  • Keep pets in another room
  • Make sure the loft hatch can be reached

What we can’t see

It is a careful look at the chimney stack, not the whole story. The main limits are:

  • Whether a stack needs rebuilding on structural grounds
  • Hidden sides of a shared stack
  • Hidden damage within the stack
