Independent chimney surveys in Batt's Corner

Do you need a chimney survey in Batt's Corner?

Many chimneys are no longer used. A stack sealed without ventilation can trap damp. Damp patches can appear on chimney breasts even when nothing is leaking.

Here are some of the things we see frequently:

  • Staining on walls around the chimney
  • A stack that appears to lean
  • Spalled or crumbling bricks
  • Cracked or missing flaunching

For landlords with property near Bentley (Hampshire) station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Is there a chance to talk the report through?
  • What’s outside the scope of the survey
  • How much experience they have with roofs like yours
  • Whether the inside of the roof is included

What a good roof survey covers

How a chimney survey works in Batt's Corner

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. If something we see points to the flue, we will say so. We survey chimney breasts, chimney pots and cowls and shared and party-wall stacks, and people most often book us about flashings pulling away from the stack and damp on a chimney breast inside.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

How it works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and record our findings for the written report. It usually takes an hour or two at a typical home, and longer for a large or complex roof. Somewhere as small as Batt's Corner, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
  5. You get a written report with photos and our recommendations.

What this survey can’t tell you

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • Structural calculations for a leaning stack
  • The inside of the flue, which needs a sweep or flue specialist

If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. The full list of what we check.

  • Flaunching
  • Shared and party-wall stacks

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.

Chimney surveys around Batt's Corner

With Farnham Castle about 4 miles north, Batt's Corner sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to The Church Of The Good Shepherd: its chimney, valleys and lead work are likely to be the parts that need attention first.

Prices for chimney surveys in Batt's Corner

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

Before you get in touch, it helps to have:

  • Access details, such as a loft hatch or a shared roof
  • Where the property is, with the postcode
  • When you need the report by
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: call 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.

Batt's Corner questions

Will you come out to Batt's Corner?

Yes, Batt's Corner is on our map. A small place gets exactly the same survey as a big one.

Can a landlord with a rental near Bentley (Hampshire) station book a roof survey?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.

Is it a structural engineer’s report?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we will recommend one.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Our stack is shared. Can you still survey it?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Do you look in the loft space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

Practical tips

Over many surveys, some simple habits stand out as worth the effort:

  • Leave close inspection to people with safe access
  • Keep the report to compare against at the next survey
  • Have brackets on the chimney checked
  • Use a Gas Safe registered engineer for gas appliances

You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.

Get small mortar repairs done while they’re small. Small repairs now can save bigger work later.
