Chimney survey in Dockenfield

Each stack is looked at from the safest viewpoints available: the ground, nearby windows and higher points, and the roof space where it is safe. A drone inspection is part of our Premium Survey where it applies. Where part of a stack can’t be seen, the report says so. Every defect we find is photographed and described in plain words. Common reasons to book are bricks with flaking faces and mortar washing out of the joints, on shared and party-wall stacks, chimney breasts and chimney pots and cowls.

Older buildings in small places like Dockenfield may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

We don’t take risks to get a closer look. We inspect what can be seen safely, and if part of the roof can’t be seen, the report says so. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. For a village or hamlet like Dockenfield, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Unlock side gates and any roof access doors
  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller

FAQs for Dockenfield

Does a conservation area affect roof work in Dockenfield?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Dockenfield?

Yes, Dockenfield is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there’s access. A drone inspection is included in our Premium Survey where applicable. If part of a stack can’t be seen, the report says so.

How much does a chimney survey cost in Dockenfield?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

Our stack is shared. Can you still survey it?

Yes. We inspect whatever is safely visible and what you give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Will you photograph what you find?

Yes. Photos are part of every report, so you can see each point for yourself.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

Landlords, agents and block managers in Dockenfield

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Dockenfield homes and their roofs

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 4.1 miles north lies Farnham Castle, a reminder of how long the area around Dockenfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

Roof by roof

Chimney pots and cowls

On redundant flues, we check how the pots are capped. Poor capping can lead to damp inside the stack.

Lead flashings

Mortar fillets are sometimes used where lead would usually be. They crack with age, and we check them too.

Why act early in Dockenfield

Chimneys are easy to forget because you rarely see the top of them. Defects tend to go unseen until there is a stain. A survey gives you a clear picture before that happens. For an older or listed building in a place like Dockenfield, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Common roof problems in Dockenfield

Flashings seal the gap where a stack passes through the roof. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead is also a target for theft.

Most people get in touch when they’ve noticed something like this:

  • Redundant stacks capped without ventilation
  • Damaged chimney pots and cowls
  • Damp patches on chimney breasts
  • Flaunching that has broken away

The streets around a church such as The Church Of The Good Shepherd are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What to check before booking

  • How much experience they have with roofs like yours
  • Is there a chance to talk the report through?
  • What exactly goes into their report
  • How they plan to inspect the roof safely
