Surveys for landlords and agents in Rowledge

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant beforehand.

About our thermal roof survey in Rowledge

A thermal survey can point to places where heat is escaping through the roof. Gaps in loft insulation and poorly insulated areas can stand out on the images. It works best when the building is heated and it is colder outside. Our report points out what the images suggest and where to look more closely. It is not an energy rating or a heat loss calculation. Typical surveys look at areas losing heat at the eaves and junctions and thin or uneven insulation in the roof, on flat roofs, commercial roofs and pitched roof slopes.

Villages like Rowledge often stand in open country, where wind can be strong. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Leave it or get it looked at?

A damp patch that keeps coming back typically has a cause that hasn’t been found. Thermal imaging with moisture readings can help narrow it down, instead of trying repair after repair. Older and listed buildings around Rowledge may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

Thermal roof surveys around Rowledge

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Steep or complicated roofs are often hard to see from ground level, which is where close-up aerial shots and thermal images help. Farnham Castle, about 2.6 miles north, is one of the historic houses in the wider area around Rowledge. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

Anyone responsible for a site like Rowledge Church of England Controlled Primary School will know that a drone or thermal camera can show a large roof in a single visit. The streets around a church like Saint James are frequently among the oldest in a place, and if your house is among the older ones nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Tips from our surveys

You don’t need to be a roofer to help. Here’s what helps most:

  • Keep a record of when stains appear
  • Heat the home normally on the days before
  • Remember the conditions on the day affect the results
  • Use the report as a baseline for later checks

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Keep outlets and gutters clear so water drains off the roof quickly. Less standing water means less chance of it getting under the covering.

What we look for on each type of roof

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. We use the camera and moisture readings to help follow it.

Felt and asphalt flat roofs

On felt and asphalt flat roofs, wet insulation can show as a temperature difference across the surface. We check those patches with moisture readings.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Proving moisture from the images alone
  • A structural engineer’s assessment
  • Insulation values or heat loss calculations

Rowledge: your questions answered

Is Rowledge in the area you cover?

Yes. Our area covers London and South East England, and Rowledge is part of that. Just phone 07833 053749 or drop us an email and let us know about the property, and we will talk through which survey suits.

Do you cover smaller places like Rowledge?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What happens next?

You will receive the report by email, and what you do next is up to you: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

Can you inspect my roof with a drone?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

What insurance do you have?

Our cover is professional indemnity plus public liability.

I live in a flat. Can you survey the roof?

Yes, once access has been agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Can you check my loft insulation with a thermal camera?

It can show temperature patterns that point to missing or thin insulation. The difference is clearest when the building is heated and it is colder outside. Where we can reach the loft safely, we check there too.

How the survey works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and record our findings for the written report. Most visits take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Somewhere as small as Rowledge, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. We check the patterns that stand out with moisture readings where there’s safe access.
  5. You get a report with thermal images, photos and our recommendations.

Preparing for the visit

  • Make sure we can get to the back of the property
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear
