Thermal roof surveys in Boundstone

Thermal roof survey in Boundstone

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. That’s why we check findings with moisture readings and a close visual inspection. The report is clear about what the images show and what they do not. If a finding can’t be confirmed, the report suggests a next step. We are often asked to look into moisture around outlets and upstands and leaks that are hard to trace, on flat roofs, commercial roofs and ceilings below the roof.

Places like Boundstone can be near small airfields or other airspace restrictions, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone cannot fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

Questions from Boundstone

Do you carry out roof surveys in Boundstone?

Yes, Boundstone is within the area we cover. We work right across London and South East England. Just phone 07833 053749 or send us an email and tell us about the property.

Does a conservation area affect roof work in Boundstone?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you go up on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where it applies.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is thermal imaging good for finding leaks?

Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source can’t be confirmed, we will say what could help next, such as electronic leak detection.

What’s in the report?

A report with photos, explaining the condition of the roof, any defects and our recommendations, with the most urgent first where relevant. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Do you need a thermal roof survey in Boundstone?

Some defects simply can’t be seen with the eye. Wet insulation, gaps in insulation and heat loss are frequently invisible from outside. A thermal camera adds another way of finding them.

These are some of the problems a survey can pick up:

  • Thin or uneven insulation in the roof
  • Cold spots on ceilings under the roof
  • Damp that repairs haven’t cured
  • Heat escaping through the roof

If you live in an older home near St Timothy, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Choosing a roof surveyor

  • Whether VAT is in the quoted price
  • Their track record with similar roofs
  • Are they insured for the work?
  • What happens after the report arrives

What’s in a roof survey

Before and after the survey

Most of what helps is simple and safe from the ground. A few suggestions:

  • Clear a path to the loft hatch before we arrive
  • Check outlets after heavy rain
  • Take photos of stains as they appear, so we can compare
  • Let us know where and when you’ve seen damp or stains

We note the weather and surface conditions, and how they may have affected the results. That way you know how much weight to give each finding.

Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is often moved when people work in the loft space.

Airspace, weather and Boundstone roofs

Historic houses like Farnham Castle, about 2 miles north, show how far back building in the area around Boundstone goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings such as St Peter's CofE Primary School, a drone or thermal camera can show a large roof in a single visit.

What happens on the day

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. It typically takes about 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. For a survey in Boundstone, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.

  1. We go through the roof, the problem and the weather expected on the day.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. The report pairs each thermal image with a photo and explains what it suggests.

What a survey costs

Prices always include VAT. What changes the price is:

  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • Whether it is a home or a commercial building
  • The package you choose: Basic, Standard or Premium

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Thermal roof survey starts from £400, including VAT.

Getting in touch

Before you get in touch, it is useful to have:

  • Photos of the roof, taken safely from ground level or a window
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date

A quick phone call is usually the easiest start: phone 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.

What you can safely check yourself

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What happens if roof problems are left?

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. With lower homes, common in places like Boundstone, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.
