Electronic leak detection in Rowledge: what you get
You get a report showing the location of each breach, with photographs. Your roofer can then repair those points rather than guessing. Repair costs aren’t part of the report, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. We survey commercial flat roofs, roof terraces and balconies and flat roof membranes, and people most often book us about new membranes needing a check before handover and water coming in under a flat roof.
Older buildings in small places like Rowledge may be listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What happens on the day
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. It normally takes as long as needed for the roof’s area and construction, which we set out in the quote. Older roofs in small places like Rowledge can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We agree the area to be tested.
- The surface is prepared for the chosen method.
- Testing runs across the agreed area.
- We mark the breach locations in our records.
- You receive the results to pass to your roofer.
Before we arrive
- For a flat or shared roof, check access with whoever owns or manages the building
- Have any questions written down, so nothing gets missed
- Unlock side gates and any roof access doors
Book a survey
Every survey is priced before it is booked, so you know the cost up front. We quote electronic leak detection for each roof, as the method and time depend on the roof. For a price for your roof, ring 07833 053749 or email us.
Advice
How we price electronic leak detection
The price reflects the time and kit the roof needs. The main factors are:
- The use of thermal imaging or a drone
- The roof’s overall size
- Height and safe access
- The shape of the roof and its details
To find out what your survey will cost, ring 07833 053749 or use the contact form with the address and a few details. We will confirm the figure before booking.
What we need to know
When you call or email, these details help:
- How the loft is reached, if there is one
- Where any leaks, stains or damp patches show inside
- Why you want a survey: buying, a leak, a storm or new work
- Any photos you have, taken from ground level or a window
Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or email us.
Should I look at the roof myself first?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
Rowledge: your questions answered
Do you cover Rowledge?
Yes, Rowledge is within the area we cover. We survey roofs across London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property.
Is my home in Rowledge listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Are you insured?
We’re covered by professional indemnity and public liability insurance.
Does ELD include fixing the breach?
No, the test finds the breaches and your roofer repairs them. Your roofer uses the report to target the repair.
Is it the same as a RICS Level 2 or Level 3 survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.
Do you climb onto every roof?
Not unless it is safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.
Tips that help
There’s plenty you can do without going near the roof. Here’s what helps most:
- Clear flat roof outlets regularly
- Keep foot traffic on flat roofs to a minimum
- Use boards when working on the roof
- Have roof specifications to hand
If water has been getting in, insulation under the membrane may be wet. That is something to discuss with your roofer and other checks can help judge it.
Check contractors protect the waterproofing when fitting equipment. Have the roof looked at after other work.

What electronic leak detection looks like in Rowledge
About 2.6 miles north lies Farnham Castle, a reminder of how long the area around Rowledge has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
If you own one of the older houses in the streets near Saint James, the flat roofs on later extensions tend to wear out long before the main roof. Take a building like Rowledge Church of England Controlled Primary School: a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Bentley (Hampshire) station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Why get it checked now?
Testing a new membrane before it’s covered is easier than tracing a leak later. Covered roofs are harder to test. Around Rowledge, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.
