Thermal roof surveys near Bentley

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Take photos of stains as they appear, so we can compare
  • Ask us about the forecast if rain is expected
  • Heat the home normally on the days before
  • Use the report as a baseline for later checks

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Check that loft insulation is laid evenly and hasn’t been pushed aside. Gaps often appear after work in the loft.

How a thermal roof survey works in Bentley

Thermal imaging is part of our Premium Survey, which starts from £400. You also get a drone inspection where applicable, structural analysis and a report on the same day. There’s an in-person consultation as well, plus a follow-up 12 months later. You can phone 07833 053749 or drop us an email with the address and a note of what you’ve noticed. For big commercial roofs, we quote on size and access. We survey ceilings below the roof, pitched roof slopes and insulated roof spaces, and common reasons people get in touch are cold spots on ceilings under the roof and damp around chimneys and parapets.

In a village or hamlet like Bentley, roofs can be steep, old and hard to see from the lane. Close-up drone photos and thermal images help show what cannot be reached safely. Both the forecast and the airspace are checked first, and the journey is planned in advance. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we cannot see

It’s a careful look at the roof, not the whole story. The main limits are:

  • Readings unaffected by sun, shade or reflections
  • A structural engineer’s assessment
  • Seeing water directly, as the camera shows temperature, not moisture

What we look at

  • Ceilings below the roof
  • Flat roofs
  • Loft conversions
  • Insulated roof spaces
  • Pitched roof slopes
  • Commercial roofs

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Bentley often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Thermal roof surveys around Bentley

About 3.8 miles north-east lies Farnham Castle, a reminder of how long the area around Bentley has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where a roof is steep, tall or hard to see from the ground, drone photos and thermal images add detail.

Take an older house close to Church of St Mary: steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.

Common roof problems in Bentley

People frequently book a thermal survey when a damp patch has no obvious cause. A leak may start well away from where the stain appears. The camera helps narrow the search.

Signs worth acting on include:

  • Damp where roofs meet walls and chimneys
  • Areas losing heat at the eaves and junctions
  • Damp that repairs haven’t cured
  • Damp around roof outlets and upstands

Take a building like Bentley Church of England Primary School: a view from above covers a wide roof far faster than walking it.

What to check before booking

  • Will they check the loft as well as the outside?
  • Whether the price includes VAT
  • What the report includes, and whether it has photographs
  • How much experience they have with roofs like yours

What a roof survey includes

Your questions about thermal roof surveys in Bentley

How do I find out if my home in Bentley is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Bentley?

We do. A small place gets exactly the same survey as a big one.

Do you climb onto every roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we’re allowed to reach.

How long is the visit?

Time on site depends on the roof, but most surveys take roughly 1–2 hours at most homes, or half a day or so for a commercial building. The report is sent afterwards by email.

For landlords and managing agents

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run seven days a week, which can make access easier.

Letting agents and landlords in Bentley book surveys as well as homeowners. A written report with photos gives you a clear record of the roof, useful for planning maintenance.
