Pre-purchase roof surveys in Standford

Pre-purchase roof surveys for homes and businesses in Standford

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. If you are worried about roof slopes that look uneven or sagging and slates or tiles that have slipped or gone, we can find out what’s behind it, whatever the roof.

For a small place like Standford, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Whether you’re buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we cannot see

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

What this survey covers

  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • The roof space
  • Chimney stacks
  • Natural slate

Common roof problems in Standford

Chimneys take the worst of the weather and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

Look out for signs like these:

  • Cracked flaunching or crumbling chimney pointing
  • Standing water on a flat extension roof
  • Slates or tiles that have slipped or gone
  • Patch repairs that may hide an ongoing problem

Take an older house close to St Mark's Sacred Church: a survey will show how the roof has been repaired before, which helps you judge what’s coming.

What to check before booking

  • Their track record with similar roofs
  • Are they insured for the work?
  • Which viewpoints they use to see the roof
  • Whether the loft space is looked at, where there is one

What a good roof survey covers

Standford homes and their roofs

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

For landlords with property near Liphook station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Leave it or get it looked at?

A mortgage valuation isn’t a roof survey. Its job is to check the property’s value for the mortgage, not at the condition of each slate and flashing. Our survey is done for you. In a place like Standford, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

Can I check my roof myself?

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Standford, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Note where any stains or damp appear
  • Leave side gates unlocked

Advice

Common questions in Standford

Do you cover smaller places like Standford?

Yes, Standford is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

How do I find out if my home in Standford is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Will you need to get into the loft?

Where possible, yes. We look in the loft space where there’s safe access, and upstairs windows give useful views. The agent or seller can arrange entry.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We will rearrange with you if the weather is not right.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.
